Summary of the FAQs


Home Inspection

Necessity: Ensures the home is in perfect condition before occupancy and helps demand rectifications from the builder.

Areas Covered: Architectural, civil engineering, plumbing, electrical, housekeeping, safety, and workmanship quality aspects.

Inspection Process: Follows a comprehensive checklist, issues visual reports, and provides detailed suggestions for complex issues.

Cost: Depends on the built-up area and scope of inspection.

Industrial and Commercial Inspections: Also available.

Vaastu Compliance: Not included.

Common Issues: Hollow tiles, slope issues, plumbing problems, pest infestations, mould, and electrical issues.

Mandatory Fixes: Health hazards or major risks should be addressed.

Inspection Duration: Average-sized homes take about 4–4½ hours.

Post-Inspection Steps: Read and understand the report, discuss with the inspection company, prepare a repair addendum, and request repairs.

Livable and Carpet Areas: Defined areas for occupant use and measurements as per RERA.

Legal FAQs

Inspection Process: Nemmadi.in will use professional principles and practices to perform the services and communicate all observations to the client.

Authorization: The client must formally introduce Nemmadi.in to the developer/builder as an authorized representative for inspection. If the client cannot come personally, an authorization letter or mail should be provided.

Limitations of Liability: Both parties will hold each other harmless from any loss or claim arising out of breach or misrepresentation. Nemmadi.in's maximum liability is limited to 10% of the total fee paid.

Ownership of the Report: Nemmadi.in retains ownership of the report. The client may use the report in litigation only with express written permission from Nemmadi.in.

Inspection Guarantee: The inspection and report do not guarantee the future use, operability, habitability, or suitability of the home/building or its components.

Post-Inspection Liabilities: Nemmadi.in assumes no liability for unreported defects or deficiencies. Their liability for negligence or breach is limited to 10% of the fee paid.

Legal Jurisdiction: Any litigation arising out of the agreement will be filed in Bengaluru, Karnataka.

Contract Transferability: The agreement is neither transferable nor assignable.


Project FAQs

Engagement for Property Inspection: Nemmadi is engaged by the project owner (builder/developer) and does not provide services to individual owners in the same project to avoid conflict of interest.

Inspection Impartiality: Nemmadi provides unbiased inspections, maintaining an impeccable record of impartiality.

Benefits for Builders: Inspections help builders identify and rectify issues proactively, enhancing customer experience and brand value.

In-House Quality Team vs. Nemmadi: Nemmadi offers unbiased, external assessments and avoids potential internal collusions. They bring extensive experience and use modern equipment.

Certification Post-Inspection: Nemmadi issues a snag report, and after rectifications are completed by the builder, they verify and certify the standards.
