Home sales and purchases increased by 4.9% in February, according to the registrars.

The sale and purchase of homes experienced an upturn, breaking the negative trend that had been in place for more than a year. In February, according to data from the 'Real Estate Registry Statistics' of the Association of Registrars, there was an increase of 4.9% in the purchase of homes in annual terms, with a total of 48,955 transactions in the second month of the year. Mortgages also experienced a slight increase of 0.3%. 

Records show that the total number of sales and purchases, including all properties, increased by 6.2% over the same period last year, totaling 98,655 transactions in February. In addition, 44,110 mortgages were taken out on the total number of properties, 0.4% more than in February of the previous year. Mortgages on homes totaled 33,251 in the second month of the year, representing a year-on-year increase of 0.3%. In both cases, this is the first year-on-year increase since February 2023. 

In regional terms, there were more increases than decreases in total sales and purchases compared to the previous year, with increases in Navarra (+41%), Melilla (+38.9%) and Galicia (+27.5%), and decreases in Ceuta (-17.9%) and Andalusia (-5.9%). 

As for mortgages, decreases were recorded in eight communities, in addition to Ceuta, and increases in nine regions, especially in the Canary Islands (+147.3%) and Navarra (+59.3%). 

In the area of home sales and purchases, seven communities, together with Ceuta, experienced setbacks with respect to February 2023, while ten regions, especially Navarra (+50.3%), Galicia (+40.2%), Melilla (+21.9%) and Murcia (+19.9%), registered significant increases. 

In contrast, the Canary Islands (-11.6%), Ceuta (-11.1%) and the Balearic Islands (-10.3%) experienced the largest decreases in home sales. 

In the case of mortgages on homes, eight communities and the two autonomous cities recorded year-on-year declines, the most notable being in Ceuta (-29.7%) and Cantabria (-23.8%). However, nine regions recorded more mortgages on homes than in February 2023, especially in the Canary Islands (+124.7%), Navarre (+63.9%) and the Balearic Islands (+41.5%).
