HOW TO EARN AN APPRECIABLE RETURNS ON INVESTMENT IN A RECESSIONARY ECONOMY TRADING IN REAL ESTATE.

A cursory look into interbank deposit rates indicates that rates recovered from hovering between 1-1.2%  to 4.05% interest rates on all fixed term deposits from 50m naira.

It is however estimated that looking forward , Deposit Interest Rate in Nigeria will stand at 4.05 in the next 12 months. In the long term , Deposit interest Rates in Nigeria is projected to revolve around 4.05% in 2022 and about 4.55% in 2023, as projected by econometric models.

A comparison of rates in the US, Canada and the like provides at least rates of between 2.5%- 6.0%

Nigerian Treasury bill (NTB) rates that dropped to 3% last year and as at December  2020 has further dipped to below  1%. This week One-year Treasury Constant Maturity stands at 0.09%.

Long term instruments like the federal government bonds in the primary and secondary markets oscillate in the 11.5-12.45% neighbourhood 

FGN bond primary auction results as at June 23, 2021 and the bid for the highest tenure bond was higher than the allotted securities, which shows a lot of parties are scrambling to buy these securities with no success.

The implication of this is that many financial institutions have billions of Naira sitting idle !

Meanwhile Nigerian inflation rate climbed from 12.13% this time last year to a more than four-year high in March to 18.17% and has dropped to 18.2% in April , 2021.

So if you have Naira sitting idle in a bank account or even in a fixed deposit account, you are steadily losing value of your Naira.

This is the outcome of the FGN borrowing trillions from the pension fund instead of borrowing from the public.

The Economy emerged from recession in the fourth quarter of 2020 but analysts have insisted that the the weak Naira currency will continue to fuel inflation.

If this trend continues, there will be a lot of Naira chasing the available USD and this means an inevitable likelihood of a further market devaluation of the Naira or possible capital flight since inflation rate and Naira stability is not guaranteed.

People with cash deposits that depend on the accrued interest to survive will definitely be forced to liquidate and possibly use part of the principal to meet financial needs coupled with the devaluing effect of a 18.2% inflation.

There will be a possible loss of confidence in building businesses since the business environment will become so tough to build new businesses and as such unemployment numbers will go north or at best not improve remarkably.

For those of us who were or have been in Lagos in the year 2000, you know exactly how lekki was. I never liked lekki , I couldn’t rationalise living Surulere at that time to go and live on-top of water , and risk being swept away by the rampaging Atlantic ocean, so I reasoned.

The only road that led to lekki and then to Epe at the time was one single lane road and on both sides of the road were weeds and ponds with dotted hamlets along the way, until you get to VGC , then Badore, then Abraham Adesanya Estate.

So I paid for this land that I did not have an idea of where it was but because I trusted the source, my sister not to mislead me. I took the decision to buy. How much did I pay , two hundred thousand Naira, N200,000.00, then and in piecemeal though.

The first time I visited that land was in 2011 and I could only access the property with an SUV because it was all beach sand. That Hilux pick upI used to first visit the land in question at the time was bought brand new for N7.5m. The total number of 10 plots of the land was N2m and later on revised to N6.5m.

Fast forward 2021, I took possession of the plots of land by physical allocation and identification. This time I drove in normal salon car because it now has a motor-able road. Meanwhile the Hilux Pick up has lost value and apparently no more, while the land has appreciated remarkably in value.

According to Russell Sage, ‘’Real Estate is an imperishable asset, ever increasing in value. It is the most solid security that human ingenuity has devised. It is the basis of all security and about the only indestructible security’’

How true!

The total investment I made on this property per plot was N650,000 at the point of physical possession.

Today the value of one plot in this area is N15-20Million Naira . I want you to make a wild guess, if I have 10 plots of land in this estate I have been telling you about and at Force Sales value of N10 million naira, if I offload all of them , I will pocket N100Million for a total investment of N6.5 Million.

If I was not a millionaire before , you see how quickly I have become one.

John Jacob Astor captured the very essence when he advised, ‘’Buy on the fringe and wait. Buy land near a growing city! Buy real estate when other people want to sell. Hold what you buy!’’

I did not know this prior to 2000 AD but I was unconsciously living out a reality before my very eyes.

Now on the secondary level , if I decide to develop this property ( by the way, I am also involved in massive real estate development , and facility management services), I will conveniently achieve 64 apartments of 1&2 Bedrooms, 10 full sized terraces and 6 semi-detached duplexes. Now do the Mathematics whether for outright sales or for rental and management cash flow income!

By the way , did I mention to you that I left mainland and I now live in one of the best estates in Lekki, that I never liked. Providence perfectly arranged it. I wish I had come earlier than I did.
