If you own your home, then adding an extension or loft conversions can add £50-100k to the value of your property, often without the need to get planning permission.
There are many reason to get your house extended and the main reason for most people is creating more space for an upgraded lifestyle or out of necessity after having children.

Look them up on Google and check out their reviews online. Find out how long they have been trading or at least their team of employees and subcontractors. Check their Companies House listing.
Don’t pay for the project in full upfront. Make sure to have milestone payments and break down payments into smaller chunks. You could pay upfront monthly payments, for example.
This lowers the risk for both parties and ensures that the builder has cashflow in order to pay for staff and material costs. The initial deposit may be larger to cover the material costs. Again, these materials could be made in stages depending on what is required in each phase.
The Dangers of Going with the Cheapest Quote
Many people will go for the cheapest, but I would make sure you compare apples for apples, since the cheapest may not include items that are more expensive quote does, and the cheaper builder may leave things off the cost estimate accidentally or deliberately, either way it would mean it will cost you more throughout the project.
There are horror stories of builders under charging to win the job and then disappearing half way through once the cash runs out.

Can I build an extension without planning approval ?
You may not be required to get planning approval due to "permitted development" rights. For example, if you have a terraced or semi-detached house, you can extend less than three meters beyond the house's rear wall, detached houses can extend by four meters, and as long as the extension doesn't take up more than half of the unbuilt land surrounding the property.

What about converting your attic?
Most loft conversions don't require planning permission.
Adding an extra room in the roof can create between 30 and 50 per cent extra living space to your home without losing any garden space like an extension.
Work on the loft falls under "permitted development rule" which means you can make certain changes to your home without permission, subject to a few limitations.

How to Finance the Extension / Loft Conversion ?
Since your property is an asset, you can often get secured finance from the bank or a bridging loan. You can then re-mortgage the property.
The cheapest finance option will likely be mortgage funding. You can even save money by switching mortgages.
The next cheapest option would be asset backed finance and securing a home improvement loan through the property.
Lastly, an unsecured personal loan, but likely will have higher interest rates due to the risk of it not being backed by an asset. (the property)
Some larger building companies can even give you a loan, but again this would be unsecured.
There are many finance brokers who can help secure you finance, but a high street lender will often get you the best rates, but have stricter policies and require you to have good credit.
