Chapter 2. Saadiyat Island: A Cultural Haven

Saadiyat Island is a cultural haven that hosts some of the world’s most renowned museums, such as the Louvre Abu Dhabi, the Zayed National Museum, and the Guggenheim Abu Dhabi. It also features stunning beaches, golf courses, resorts, and residential communities. Real Estate Group offers investors a unique opportunity to own an apartment in a serene and sophisticated setting, with high appeal to art lovers, nature enthusiasts, and families.

Flipping: Saadiyat Island apartments are highly sought-after for their quality, design, and location. Flipping an apartment after adding some artistic touches and modern amenities can attract buyers who are willing to pay a premium price for a distinctive and elegant home.

Long-term renting: Saadiyat Island apartments can command a high rental price from tenants who value the cultural and leisure offerings of the island. The average rental price for a one-bedroom apartment in Saadiyat Island is AED 95,000 ($25,885) per year, which translates to a gross rental yield of 5.3% for an average sale price of AED 1.8 million ($490,463).

Buying off-plan: Saadiyat Island has a few upcoming residential projects, such as Park View, Mamsha Al Saadiyat, and Saadiyat Reserve, that offer competitive prices and flexible payment plans for off-plan buyers. Buying an apartment off-plan can enable investors to secure a favorable price and enjoy the capital appreciation as the island’s cultural district and infrastructure develop further.

Renting off-plan: Saadiyat Island’s off-plan projects are expected to be completed by 2024 or 2025, which means that investors can rent out their apartments as soon as they receive the handover. Renting an off-plan apartment can provide a higher rental yield than a ready-made apartment, as the rental price is likely to increase with the demand and supply in the market.
