Pre Con Manager role - £55k - £75k (depending on experience) + Car Allowance, Pension plus contributions, Private Health care - Based in Manchester

The client

A medium sized contractor based in North Manchester are looking for a Pre Construction Manager. An established main contractor who work within residential, general construction and civil engineering sectors. This role is working within the residential sector so they are looking for someone with both new build and refurbishment residential / assisted living project experience.

The role

The candidate will still operate within the refurbishment division, but duties will also include the managing of Estimators. The role would possibly suit a Senior Estimator, looking to progress into a more managerial type role, or a Chief Estimator. It may also suit a Commercial Manager or Senior Quantity Surveyor, looking for a new opportunity. At Casey our Pre Construction and Delivery Teams work very closely together.  

Duties

Managing a team of Estimators

Developing the companies estimating library

Working on medium value new build and refurbishment residential projects

Check tender documentation

Reviewing and understanding the requirements of the tender documents

Attending site visits with the assigned bid team

Monitor potential incoming enquiries.

Price bills/schedules analytically and produce quote comparisons using estimating software

Complete tender pricing for adjudication by the tender committee, including reporting on any risks or onerous conditions, providing a winning edge

Agreeing and signing off specific resource requirements and outputs

Ensuring prices related to goods and services are fully understood and accurate

Reviewing the clients pricing schedules to understand the linkage/formulaes in arriving at the net price

Production of the tender breakdown for adjudication and attendance at the meeting

Amendments in accordance with agreements

Contributing to post tender negotiations and review of pricing

Build relationships with Architects, Quantity Surveyors and Competitors

Maintain up-to-date market knowledge of labour, plant, materials and sub-contractors

Prepare & send out sub-contract & material enquiries using conquest enquiry system

Where required produce accurate take-off using Conquest

Manage, as directed, enquiries for labour, plant, materials and sub-contractors

Liaise with planner to assess programme & preliminaries

Conducting feasibility studies and writing procurement reports

Applying Value Management techniques at the outset of a project.

On secured projects prepare information for handover to the contract team

Measure tender against Decision Analysis

Inform Tender Committee on Contract Conditions

Essentials

Must have worked as a Senior estimator

Must have estimated from first principles

Must have some estimating software in a previous role

Must have worked on tenders for residential projects

The candidate

It would be beneficial if the candidate had worked on refurbishment projects that had been delivered for local authorities / councils / social housing providers, but not essential.

£35,000 - £75,000
