Landlords: Tenants & Damage
Are you currently working in the property business? Do you understand all the rules that are applied in the industry? If not, then you need to know who things work.
So, one of my tenants sneaked in two cats without asking for my permission. The cats ended up completely ruining all the carpets in the house! And guess what? I can’t even get a full claim for them as the laws to say that there is a life cycle for everything to deteriorate – for carpets, it is five years. The tenants stayed with me for 17 months, which means that I can only charge them according to the duration of their stay. Isn’t that unfair? They had to pay 17/60 months if the new carpet cost, despite being 100% responsible for the damage. Suck it up landlords, these are the regulations. (Which is why I don’t take pets!)
