Malls: A Representation of Your Community

In the age of internet shopping, malls are in decline. As the President of CrossMarc Services, I am constantly being asked to fix the mall in my area, but fixing a mall is a complex task. Commercial real estate expert Barney McAuley believes that malls are important to a thriving community. I invited McAuley on The Crossman Conversation: CEO Edition to discuss why malls are essential.

Barney McAuley is the Managing Director at EDGE Realty Capital Markets and has been my friend for many years. We have been calling each other weekly for years to check in on each other. I view McAuley as the expert of mall turnarounds. In our conversation, he talked about the mall’s importance to its community. Often, malls are the largest taxpayer in the community. supplying jobs and a stable economy.

“Malls are the lens by which these communities are viewed. We're working with a community of 16,000 people, and they've got a million square foot mall, and the mall is struggling. The whole region now views this mall, this community through the lens of this struggling mall. Businesses are not as likely to go there, and people are not as likely to buy homes if you have this image of a struggling mall representing the community.”

McAuley and I discussed revitalizing a mall and the large team of experts one takes to turn it around. It takes community leaders such as city officials, architects, attorneys, economists, and stake holders to reimagine the mall and how it can thrive again. McAuley stresses that each mall is different, so there are often different solutions which is why it takes such a large group of people.
