May Real Estate Update
We are in a slow/soft market and listings are sitting longer than expected. Buyers’ are still hesitant as interest rates are the highest we've seen in 20 years. Prices have not gone down much, but we see lots of price reductions and then eventually the listing will sell.
Sales are down between -2% to -10% depending on areas. Prices are down between 3.5% to 5%, again depending on areas comparing it to last year. With a lot more listings coming on we are definitely in between a Buyers market going into a Balance Market.

After years of having an inventory drought challenging homebuyers, this upswing in listings will come as a relief to buyers as it expands their options making finding a dream home a more viable reality than when limited options may have had them settling for the next best. Most Sales happened in the price range between $800,000-$900,000.-
The federal government unveiled its housing strategy last month and Sellers are currently rushing to sell properties before the new capital gains tax policy comes into effect on June 25th. Although I don't entirely believe this policy will significantly impact the sale of secondary residences, the combined effect of this change and the new short-term rental restrictions in BC creates a strong argument for investors in the province to consider selling.
Construction housing starts are down 10% across BC from last year. Building costs with inflation are just so high.
CMHC predicts a rise in property prices by 2026, offering a glimmer of hope. Evidence is mounting that the Bank of Canada should begin cutting rates regardless of the US Federal Reserve's actions, given Canada's stagnant economy, rising unemployment, and declining real GDP per capita. There are so many different opinions out there! Most importantly is getting interest rates down soon, next announcement will be in June and a new government as we are becoming too controlled in BC!
