Mosaic’s Residential Project in Kangaroo Point: Minor Change Application

A minor change development application has been submitted by Mosaic Property Group for a 15-storey mixed-use residential and retail development named “The Bedford by Mosaic,” located at 25 Ferry Street, Kangaroo Point.
The development would feature a rooftop communal recreation area, extensive landscaping, and four levels of basement parking. The project is situated in the high-density residential zone of Kangaroo Point and would offer
river views from the upper levels, being near the RiverWalk and other local amenities like Dockside Ferry Terminal and the soon-to-be-opened Kangaroo Point Green Bridge.
The minor changes include:
o Reduction in the number of apartments: The total number of units has been reduced from 130 to 128 apartments.
o Reclassification of the rooftop: The rooftop garden level has been reclassified as an additional storey due to a previous technical error.
o Internal structural changes: Adjustments have been made to the internal structure, traffic efficiencies, and services layout.
o Building envelope amendments: Minor changes to the building envelope have been made to facilitate unit layout improvements.
o Facade updates: Revisions to the external facade treatments have been made to achieve a superior architectural design.
o Communal space enhancements: The communal open space on the rooftop has been expanded and enhanced.
o Landscaping improvements: Landscaping and deep planting across the site have been improved.
The architectural design, crafted by BDA Architecture, presents a contemporary structure integrating subtropical planting to reflect Brisbane’s climate. The design includes extensive use of balcony and facade planters, enhancing the connection between indoor and outdoor spaces. Key design elements include vertical and horizontal sun fins and louvres to manage heat and sunlight exposure, contributing to both comfort and aesthetics.
Residents would benefit from a rooftop recreation space that includes a pool, outdoor barbeque and seating areas, an outdoor cinema, and a gym. The communal space would create a resort-style atmosphere, with raised seating areas, shaded lounges, and garden beds contributing to an appealing and functional rooftop environment. The rooftop also features deep planting areas, maximising the green spaces available for residents to enjoy.

he landscape concept by LatStudios enhances the streetscape with subtropical planting along Deakin, Ferry, and Prospect Streets, integrating the public realm with the development. Rooftop and perimeter landscaping will create privacy and shade, using species suited to Brisbane’s climate for low maintenance and drought resistance.

This application supersedes the Fabcot Cottee Parker designed application who sold the project to Mosaic Property Group is a Brisbane-based developer known for several residential projects across Queensland. Some of their recent projects include “The Sinclair” in East Brisbane and “The Patterson” in Toowong. “The Bedford by Mosaic” is part of their ongoing efforts to deliver mixed-use developments in key urban locations.
The development application has a number of submissions with the majority of submissions from the local community supporting the full line Woolworths supermarket with one submitter saying it will provide convenient grocery shopping at the one location.
The new Woolworths supermarket will provide much improved local grocery opportunities which don’t currently exist. The project will reduce vehicle use across the Kangaroo Point peninsula, as locals will be able to walk and cycle for everyday grocery shopping. For residents needing to drive to shop, they won’t need to leave Kangaroo Point for their weekly grocery needs. Please register my strong support for this project.
