The performance of your property is paramount
With 2019 almost upon us it is the perfect time to think about your property portfolio and whether it is performing to the standard you want it to be performing to and if it isn’t then you need to spend the time to re-assess it.
Look at how your property portfolio has performed over the past 12 months to 2 years and if you are getting the return on it you need. With your investment property or properties, it is a good time to take stock of your investment properties and look at what you can do differently in the New Year.
Do you need to make some improvements to the property? Does the property now need updating? Does the property need major or minor renovations? Are there simple things you can do to increase the rental and improve the longevity of tenure? How often on average are your tenants staying on? What is the reason they usually give for moving out? How can you change this?
You also need to look at the areas where your property portfolio is. Are there some areas performing worse or better than others. We had one client who had 5 investment properties, but none of them were performing to the standard they wanted, so it meant re-assessing the whole portfolio and looking at which ones to keep, which ones to sell and which ones to update. Some simple changes can make an enormous difference to your return, which may give you the ability to then add more properties to your property portfolio sooner than you would have expected.
