Amid a collection of large and expensive projects progressing in the Las Vegas Valley, and the Western United States one amazing project seems to have flown a bit under the radar. A "new city within a city" in Henderson, called “Union Village” is nearing completion of its 3rd and final phase estimated to promote approximately $5.2B economic benefits.
Located east of U.S. 95 near Central Church – one of the largest churches in Nevada with a global presence reaching homes in every state in the US, and over 120 countries. Union Village is now arguably recognized as the first fully integrated health and wellness mixed use development in the Unties States. The new 155 - acre development is home to the new Henderson Hospital, along with a host of ambulatory and outpatient and wellness facilities, that are planned within a village like environment with its own main street and town center. The development includes upscale apartment complexes totaling over 1440 units adjacent to a commercial, recreational, and retail entertainment district.
In the coming months plans are wrapping up for the new legendary living community, a new approach to senior assisted living, and 300 room hotel and a new mid-rise condominium tower. The $1.2 billion development also includes a 14,000-square-foot dialysis clinic, a memory and dementia care “village,” and a new condo tower adjacent to a pedestrian promenade that's lined by health conscious restaurants, retail and entertainment spaces. At the other end of the village there is a new 95,000-square-foot sports and human performance athletic facility that anchors the wellness district.
Phase 3 marks the beginning not the end, of a new integrated health and wellness lifestyle model, according to Craig Johnson, one of the founders KHJR Real-Estate Advisors and the co- founder of Union Village, which he conceived in 2014, and is now a reality that has exceeded his investors and community expectations.
KHJR will also be expanding the 5-acre park, according to Chris Kay an architect, planner, and 1 of the 4 founding partners of KHJR. The plan is to give the park back to the community (The city of Henderson).
According to Johnson, Union Village is the first truly integrated health and wellness village of its kind around the country. “It’s a place where you can live, work and play, and it’s all based on health and wellness.”
The first phase of Henderson Hospital opened in late 2016 and featured nearly 170 beds. It expanded in 2021 (phase 2) some 3 years earlier than planned and has been growing and adding on ever since. The new 300 bed tower is the most visible of the projects within the Village.

“We’re proud that Henderson Hospital is the anchor for Union Village,” said Sam Kaufman, the hospital’s CEO. “We’ve been very successful here." The community engagement has been phenomenal" and we’re now adding a [catheterization] lab this summer". The new patient tower came online in 2022 for which the hospital is again now adding more beds, and planning on expanding their ER, along with a long list of affiliated ambulatory and wellness services located across the village which further helps connect the medical campus to the community they serve.
While it’s been a long process, the village is now filled in with the kinds of densities and activities originally planned for. A leasing consultant with one of the many mixed use multifamily projects that are managed by the Wolff Co., said its units are almost 100% leased, and the demand has been off the charts.
The Wolff Co. most recently also added another 350-unit apartment complex completed adjacent to The wellness institute and park. The Union Village Wellness Center was planned as a 50,000-square-foot facility that, Johnson said, features a "full health and well-being experience". “It will have everything from physical therapy and athlete training to psychological services and even some Eastern medicine components,” Johnson said. “There’s nothing else really like it right now in the world". KHJR is now planning another similar Wellness district for the city of Lancaster’s in Partnership with Antelope Medical Center". The Medical Main Street District at the East Village, will represent another amazing KHJR mixed use health and wellness development project made up of 3 distinct districts totaling over 300 – acers inside the city of Lancaster.
According to Lancaster's City Manager Jason Claude, the city retained KHJR to plan and serve as their development partner - creating the original master plan for the new medical district and town center. With the assistance of its carefully selected strategic local community partners, KHJR developed an exciting and unique master planned community that promotes an overall theme of wellness around an integrated Live, Work and Play development.
According to Claude, the city manager, “KHJR’s has been amazing to work with" and has helped us implement a vision so revolutionary, that he has no doubt that once complete, the City of Lancaster will set the standard for all future planned communities across the nation. Medical Main Street and the East Village, similar to Union Village in Henderson, has been planned by KHJR to be a “Modern Health Oasis” providing the citizens of Lancaster and Henderson the experience of a redefined healthier lifestyle community, where progressive medical- wellness facilities meet lifestyle needs. Medial Main Streets' East Village is scheduled to break ground in 2024. The districts new streets and infrastructure are already underway.
In the meantime, Henderson Mayor Debra March said, "now that Union Village is a reality, we are looking forward to watching the full Union Village healthy living vision become a reality". “To have the first integrated health care village in the nation speaks to our health care priorities in the city of Henderson,” March said. “This is an exciting time in our city and we look forward to continuing to expand the village in the near future.” We believe this is the future of health care,” “You have everything health- and wellness-related and people living in an environment where they can walk to work and walk to places where they can eat healthy.
