Conduct thorough market analysis: Evaluate broader economic factors such as employment rates, inflation, interest rates, and growth. Identify areas with high growth potential and strong demand for rentals and property appreciation.

Select the right property: Assess physical condition, location, zoning regulations, transportation access, and proximity to amenities. Evaluate performance indicators including occupancy, rental income, and operating expenses.

Perform financial modelling: Forecast property cash flow, income, and returns. Analyze sensitivity to factors like interest rate changes and rental rate fluctuations.

Undertake underwriting: Make conservative predictions about rent, vacancies, expenses, loan terms, and selling plans. Use research to mitigate risks.

Identify and assess risks: Evaluate market changes and property-specific issues. Take steps to minimize risks such as diversification and obtaining insurance.

Conduct due diligence: Perform detailed property checks including inspections and legal reviews to ensure compliance and uncover any hidden problems.

Review by investment committee: Present the investment plan to key decision-makers to ensure alignment with goals and risk tolerance.

Acquire and manage the property: Finalize the deal and oversee improvements while providing extensive reporting to keep investors informed.
