South of Gurugram emerging as a real estate hotspot; budget friendly projects a major attraction aspect for mid-income segment

It is a well-known fact that Gurugram has emerged as an extension of Delhi due to its strategic location. It appears as an extended portion of the national capital, especially adjoining the posh South Delhi localities. Its excellent proximity to the national and international airports has made it a business hub, with many of the world's best multinational corporations operating their offices in Gurugram.

Over the past forty years, Gurugram has witnessed remarkable development, with sectors planned up to 115, covering an area of nearly three hundred square kilometers, and its population has increased beyond imagination. Currently, Gurugram's unaccounted population is believed to be close to thirty lakhs and more. In terms of IT, automobile, garment, MNCs, and the real estate sector, Gurugram is a world-class city.

Now, it is time for Gurugram's expansion, which is why the state government established an umbrella body called the Gurugram Metropolitan Development Authority (GMDA) in 2018 to control and regulate urban development and basic infrastructure. Just as Gurugram emerged as an off-shoot town of Delhi, Sohna, located south of Gurugram, is replicating the same pattern. Sohna is well-connected with the newly built Rajiv Chowk highway to Alwar, which has significantly reduced travel time from an hour to just twenty minutes.

 In recent years, real estate developers have launched residential and commercial projects in Sohna, attracting primarily the mid-income segment. Real estate experts believe that Sohna's growth potential is high due to its connection with the Delhi Mumbai Industrial Corridor (DMIC), a portion of which was recently inaugurated by Prime Minister Narendra Modi.

Sohna is now a highly potential urban corridor zone in the National Capital Region (NCR) and an integral part of the NCR Planning Board. The DMIC, Gurugram Alwar highway, and RRTS (Rapid Rail Transit System) all contribute to this planning. Plotted townships, affordable housing, independent floors/flats, and premium floors have gained momentum, as observed by real estate survey agencies, thanks to the superb road and rail connectivity network.

Similar to Gurugram, Sohna's real estate growth has seen an upswing in recent years, attracting property buyers and investors due to its excellent connectivity and reduced travel time to and from Delhi, as well as top-notch infrastructure and amenities. There has been significant traction in the premium and luxury housing segments, with a growing demand for more. This can be attributed to various factors, including the emergence of new regions south of Gurugram, such as Sohna Road, Dwarka Expressway, and Golf Course Extension Road (also known as the Southern Peripheral Road), which have played a pivotal role in shaping Gurugram's development.

It is a fact that Gurugram's peripheral regions have experienced a surge in new residential projects, plots, flats, floors, and commercial projects like Shop-Cum-Offices (SCOs), attracting both home buyers and investors. Sohna, in particular, has emerged as a significant real estate hotspot in the past few decades, with many projects targeting the mid-income segment. Signature Global, the city's most reliable and trusted real estate promoter, has gained a big name in recent decades due to its commitment to home and property buyers, consistently meeting their expectations.
