Tech Mistakes that are KILLING Your Real Estate Business
Hey there, new real estate agents! So, you’re starting out in the real estate world and wondering what tools you need to get ahead? Boy, that’s a good question. I’m Kathy Byrnes, a waterfront specialist in the Lake Norman area, just north of Charlotte, North Carolina, and I’ve got some essential tools and tips for you, especially if you’re just starting over. Whether you’re young and tech-savvy or over 40 and diving into a second career, the tech landscape can be overwhelming. But don’t worry, I’ve got you covered.
Embrace AI and ChatGPT
Let’s dive right in with one of the most transformative tools in the industry: AI. You might have heard of ChatGPT, and I strongly recommend paying the extra $20 for the premium version. I recently had breakfast with a sharp REALTOR in her 60s who felt buried by tech changes. If you don’t address tech, it will bury you and put you out of business. AI is not going to take over real estate, but REALTORS choosing to ignore AI will find themselves outpaced and out of business.
I use ChatGPT for everything. If you don’t know what to ask, just explain your project and it will guide you. For example, when I create videos, I ask ChatGPT what topics agents in the 40+ age group are interested in, and it provides me with a wealth of ideas. This tool is essential and can massively boost your productivity without needing to spend all day learning it.
The Power of YouTube
Now, let’s talk about YouTube. I’m a huge believer in making videos. If I were starting out today, I’d be doing videos on steroids about the Lake Norman area, not just about my listings. You need to build a presence where your audience is, and everyone today walks around with their phones like they’re a body part. Your videos should not just feature your listings but also showcase the community.
Create playlists about the area and make them Evergreen, meaning they live on forever. If someone searches for Lake Norman, they’ll find your video about the local Whitewater Center and see your expertise. Show what it’s like to live there by taking videos on a boat, visiting restaurants, or exploring local events. This way, you build a lasting impression and a go-to resource for anyone interested in the area.
Mastering Social Media and Marketing
Real estate is more about marketing than buying and selling homes. If people don’t know who you are, they won’t find you. Social media is crucial. I learned from younger agents about using triggers and ManyChat on Instagram to engage with potential clients, and one agent even did $30 million worth of business just off Instagram!
Your marketing strategy should include various tech tools to reach a broader audience. Don’t be afraid to ask for help or look for resources that explain these tools in simple terms.
