Thoughts on Good Cause Evictions

The notion of good cause eviction laws spreads like wildfire across many states but comes with several unintended consequences.

The point legislators don't get is that delayed eviction, good cause evictions tie up housing with lousy tenants and clog up the courts. This limits housing for working people who will pay their rent and maintain a clean unit without breaking the rules—the behavior you want to encourage in society.  

Some special interest provisions need to be corrected. For example, the provision allowing for moving a family member in NY does not apply if the tenant is 65 or disabled. What if I want to move my 65-year-old or disabled family member next door to me? I can't because I rented to someone who is over 65. Am I reading it right? 

What is good cause or unreasonable for you may not be so. Imagine a guy who had stacks of pizza boxes and had to be told to take the trash out. This doesn't rise to an eviction, but it was a non-renewal because he was getting bugs. Then you have improvements. Why would a landlord make improvements if they can't raise rent?

What legislators don't get, and likely don't care about, are the unintended consequences of their actions. For them it's all about short-term pandering with any issues that may occur in a year or two or three not really a coincern.
