Is it time to have your property managed by a company that really cares?
I’m Paul from Propertynest Leeds North, I’ve worked in the industry since 2015. I personally own a small portfolio of single lets and a HMO and I also manage a number of properties for other landlords.
Some of the horror stories I hear about other management companies only makes me more passionate about giving an excellent service to landlords - looking after your property, your tenant and ultimately your money.
I’ve detailed one story below to illustrate just how much a poorly managed property can cost to sort out.
Poorly managed property needs £15k refurb
I recently took over the management of a rental that had been with a large corporate lettings agent for the last three years. The owner lives abroad and rarely visits the UK.
The condition of the property was unbelievably poor and has since required an extensive refurb to the tune of over £15,000; even though it was in excellent condition just 3 years ago. The management company had been using photos from the very first inventory in all subsequent ones, so the property looked fine with no cause for concern.
Unfortunately I regularly hear similar stories about properties being badly managed, where letting agents are taking a substantial management fee every month without looking after them; meaning unnecessary money needs spending, wiping out any profits.

If your property has been with the same management company for many years and you don’t have the same regular contact due to a revolving door of staff, it's definitely worth visiting them in person to check all is ok.
