VRM Intel Data & Revenue Management Review & Takeaways

Last week I was fortunate to participate in the VRM Intel Data and Revenue Management Conference. It was exciting to see people in person and hear all of the innovation happening right now in the vacation rental industry. I have a few takeaways I'll share here.

  1. Here is the slide presentation from my Breakout session with Chad Blankenship, CTO from Southern Vacation Rentals. He's one of the sharpest minds in our industry and a major driving force behind Southern's growth. The way he uses data as a competitive advantage is impressive. https://hubs.ly/H0VTc2R0
  2. Bold Statement don't @ me: Vacation Rental revenue managers have a more difficult job than hotel revenue managers, this creates opportunity for the best to really shine. In the hotel space, most inventory is fairly homogenous, data and comp sets are well established, RMS (revenue management systems) such as Ideas (who had a rep at DARM) Duetto, Rainmaker, Atomize, etc. are older, mature platforms with decades of investment, training and users, familiar with how to optimize pricing for the hotel industry. Colleges even have classes built around this function of the Hotel human resource stack. However, until Amy Hinote came along, standing on the shoulders of giants of this industry like George Volksy, and put a focus on this for VR, it was a little discussed function. In my opinion, the role of the revenue manager is going to continue to grow in importance and the cost to hire and keep top talent will only go up and the investments into great Revenue Management Software will pay big dividends short and long term.
  3. World class revenue managers want world class software. Disclaimer - I represent TRACK (surprise!) and we have many customers that use the revenue management and pricing tools native to TRACK extremely well, and we continue to invest heavily in this area of our software, particularly on logic based pricing and booking rule automation. I believe there will always be a subset of customers that feel comfortable using only the tools native to the PMS and we will continue to innovate here to provide world class, revenue generating solutions. However, after thorough review of the revenue management solutions at DARM and seeing the performance of these solutions with our customers over the last few years, I think it is clear, the Vacation Rental Industry will likely follow in the footsteps of the Hotel industry and the majority of revenue managers will want a purpose built application that fits their needs based on the markets and owners they serve, and companies will be sorely miscalculated if they do not invest in a best-in-class PMS+VRRMS (Vacation Rental Revenue Management Software). This likely means a PMS will need to ingest one of these tools in the future if you are going to have the best all-in-one solution. (just a general opinion and prediction - not a forward looking statement as to our roadmap).

Also, I can't take full credit for this prediction, George Volsky shared this same sentiment on stage as he won his lifetime achievement award - which I thought was outstanding and well earned. I'm so glad he was recognized.

The case for this combination.

  • This already happened in the hotel industry - most companies budget for a PMS + RMS + CRS. I expect this will be the same in VR long term. If nothing else, history tends to repeat and I see it going that way.

4. Property managers who properly plan and invest in technology that empowers end to end guest and owner experiences will win the day. "We're making it work" is no longer going to be acceptable to owners who are savvy to the solutions that leading companies are using to drive revenue performance. We heard about how Vacasa is using its $450 million to invest in technology and buy companies, V-Trips using it's $250 million to invest in technology (TRACK is part of that stack) and Buy companies. If you want to compete and win, you can do it with amazing service and support for your guests and optimized revenue performance and property care for your owners, however, you need outstanding technology to deliver these better experiences and performance. Ask yourself this question, if I'm a property manager and Vacasa is in my market, and I'm on a software that was built before the iPhone, am I going to be competitive into the future?

5. So what role does the PMS play? Your PMS should be an end to end Owner, Guest, Finance and Operational platform that empowers you to deliver exceptional guest experiences and the highest quality of property care and revenue performance for owners. For some of our customers, that might mean your tech stack should be TRACK + Wheelhouse + Breezeway. For others, it might mean TRACK + Beyond Pricing + BeHome247 or Rented, Price Labs or any of these other outstanding purpose built RMS systems, and for others, you might find your sweet spot exists solely in the TRACK PMS. Believe it or not, some may feel TRACK isn't the best solution :) it's possible - again, don't @ me. However, if you are taking a "best-in-class" approach with purpose built applications and companies, then what you should ask of your PMS is to have the most robust API and platform with the best integrations with your 3rd party solutions. Don't settle for Robots and limited 1-way integrations. I know we're not. For example, right now, Breezeway is in the process of building a real-time data sync with itemized charges on top of our API, this will be a first of its kind in our industry that I'm aware of when it's released this fall.

And if your strategy is you're going to use purpose built solutions and companies to drive revenue management for example, make sure the system actually has a certified integration with your software, and that it is supported and innovated over time. Also, don't spend all of your budget on purpose built tech and spend pennies on your PMS. The PMS is the central hub to your entire business echo system, a good neigh great PMS will deliver more revenue, lower operational cost, better owner retention and higher EBITDA as well as better performance from your purpose built application investments. If you are trying to bandaid a bunch of new tech on top of old tech, stop it. Don't be cheap...Vacasa isn't.

To demonstrate, think of how many people bought one of these. Eventually your iPhone stopped being compatible because the speaker tech didn't integrate with your battery thinggy... So either you're still using an ipod from 2008, or you had to buy a new bluetooth speaker. If PMS was a speaker, upgrade to Bluetooth :).

Second to lastly, I want to say a big thank you to Amy Hinote and the team at VRM Intel, you have done an incredible job lifting Data and Revenue management into the vacation rental mainstream, we would all be worse off without the work and dedication you bring to our "cottagey little industry", as well as all of the speakers, presenters, vacation rental managers and supplier companies and friends, people like April Burns from ICND, Koryn Okey from Breezeway, Michelle Marquis & Dawn Yeskulsky from TravelNet/TRACK and so many more I could mention. It was clearly a team effort and everyone pitched in to make a really successful conference in my opinion.

Finally, thank you to Sarah Bradford and Tim Cafferty from Winter Park Lodging Company and Outer Banks Blue. They are exceptionally talented, funny and giving. They are also wonderful examples of how to build lasting companies in this business. To give the time they did to host, provide laughter and levity, brought many smiles to the people in the room who traveled near and far, and it was a much needed release for so many after a difficult last 18 months.
