What has Human Resources got to do with Real Estate?

Greek philosophy teaches that we are many parts of a collective whole. It seems that as life evolves, we make new discoveries about ourselves and evolve as well. Possibly so, I will say.

It is commonly said that we are products of our environments. Possibly, my environment also had an impact. 2 of my older siblings studied related courses, Civil Engineering and Architecture which seemed to be a nudge in the direction of the family business of real estate. Interestingly, years after, 2 family members joined that direction as realtors. Biblical wisdom says, “train up a child in the way he should go and when he is old, he will not depart from it”. Maybe I have been trained all this while? Though the training may not have been academic as I appeared as an outlier studying Philosophy as against a more related or “nobler” course, but different inputs overtime seemed to have created the output that has materialised decades after.

I grew up in a house where we didn’t pay rent as my father built and owned the house. He had other properties scattered around key areas in Lagos and in a neighbouring state. I knew the perks of being a landlord’s son as tenants came with their annual gifts to our dad and mum (No one wants to get a quit notice or an upward review in rent now). I saw 2 leading real estate companies put up sign boards on other semi-detached units in our house for rent. I personally managed inspections and quickly knew the downside of rentals as a property investment with the attendant challenges of tenants who either couldn’t meet up with their annual rent commitments and deployed all manner of tactics in the process. I knew the advantages of a landlord living off site and having a real estate company manage his property on his behalf.  I never knew that learning period was not coincidental.

When our father passed, it was the proceeds from real estate alongside other endeavours from my mum’s end that funded my education through the university. Maybe I owe a debt that I am now beginning to pay back. As I grew up and started a family, I quickly realised the difference in quality between other developers’ houses set up for rent and the ones my father built. His car park and the entire living area was much more spacious. His properties had bathtubs, showers, fitted cupboards etc. I made up my mind to be that kind of responsible landlord that would give value for money.

Decades after, I will say I stumbled into real estate. I had heard repeatedly that real estate was the only “real estate” that consistently appreciates over time. I had read books like “Rich Dad, Poor Dad”, and “Cash flow Quadrant” by Robert Kiyosaki and “Think Big”, and the “Art of the Deal” by real estate mogul, Donald Trump. Maybe those were seeds that were germinating that would yield fruit in years to come. I had invested in stocks, forex, cryptocurrency, businesses and the like but real estate seemed something to do much later.

Then one day, it happened. Yes! I had taken a short real estate course to know more about real estate from a professional and investment related angle but one fateful day I overheard a Sales Executive tell someone that there was a commission on sales for individuals who could make successful referrals for the biggest residential project on Lagos Mainland I had seen at the time. To actualize that information and opportunity, I went from getting 2 graphic artists to make promotional fliers, leveraging on personal networks for prospects to targeted marketing campaigns to see if in truth, real estate was a sure thing. Over the course of a few months since then, the long-term dream became a living reality.

Don’t be fazed o. We are on a journey. If you are led to gift me a Toyota Prado, don’t be restricted. I haven’t fully reaped my rewards, but it is clear that real estate is a place to be every weekend and every holiday possible.

How do I marry it with Human Resources?

1.     I love my full-time job and it takes precedence. Real Estate is a distant second so, it pops up on holidays and weekends. He who pays the piper they say dictates the tune.

2.     I realise you cannot do everything. I only focus on property sales in Surulere, Ikoyi, Victoria Island, Lekki Phase 1, and on an opportunistic basis, other parts of Lagos Mainland and the Lekki/ Ajah corridor (where land seems to be the cheapest amongst all the other major living areas). I do not do rentals, short lets, joint ventures, or the rest. Contentment, focus, and specialization is the way I want to play.

3.     I leverage trusted and tested contacts who are masters in their own game and can conclude transactions irrespective of whether I am there or not.

4.     I realise growth is some here and some there, here a little and there a little. There may be lessons on the way and certainly gains following.

Are there down sides?

Like every endeavour in life, certainly yes. For instance, just knock off your weekends and holidays. I have immediately lost that privilege. Also know that your fuel consumption will run right up and that there is likely to be 1 Judas amongst 12 disciples that you meet who may be unprofessional, downright rude and utterly dishonest. However, you just need a few reasons to not give up rather than a thousand excuses not to continue. As the industry is laden with some bad eggs, there is also a crop of impressive professionals, developers, and stakeholders. I am happy to be among that group!

What are the similarities between Human Resources and Real Estate?

1.     They are both focused on helping people realise their life goals. For Human Resources, it is a career. For Real Estate, it is home ownership.

2.     They both have a process of recruitment. There is a general database of applications or interest after advertising, and then, a long list, short list and a successful candidate or buyer.

3.     They both require knowledge. From industry laws, to approvals, documentation reviews, both disciplines have things in common.

4.     And sure, you will meet a ton of people. You will quickly disassociate yourself from the thinking that there is no money in the country when you see and meet people who act like it is the very least of their issues. Their only issue is where and how to spend it. (Uncle and Aunty, am I not here that you can collect my plethora of bank accounts and use me as a case study for your generousity?) You will also realise that rewards go in the direction of the creation of value. Na person wey work, go chop.

One thing I have realised is the power of priorities. A lot of things had to go as my weekends are much more precious but I realised that energy channelled in an optimal direction brings a momentum of enviable results. I now understand why the likes of the top leaders in every industry have routines and schedules. You cannot be everywhere and everything to everyone. You can only focus on what is important.

It has been an interesting journey and a journey it is. Like in Human Resources, when candidates become employees, I love the feeling of giving someone his or her keys to a new home and playing a part in their home ownership journey. It has just been a few but within a few months, I think I have done well.

With rising inflation, property ownership has become not just required to avoid ever soaring costs of rent, it is also a credible pathway towards financial freedom. Some of the investment opportunities include land purchase and resale, property rental, off plan purchase and building resale after completion, short let, serviced apartments and AirBNB amongst others.
