When I first started in real estate, I did what most people do—I focused on properties listed on the MLS (Multiple Listing Service). It seemed like the obvious route, and while I made progress, I always felt like I was competing in a crowded room, bidding against countless others, and often walking away empty-handed.

That’s when I discovered the power of off-market deals, and let me tell you—it completely transformed my investing game.

What Are Off-Market Deals?

Off-market deals are properties that aren’t listed publicly. These could come from direct connections with property owners, referrals through your network, or even properties about to enter foreclosure. They’re not splashed all over the internet, which means less competition and more opportunities to negotiate favorable terms.

For me, off-market deals were a game-changer because they allowed me to:

  • Skip the Bidding Wars: No more overpaying just to beat out dozens of other offers.
  • Negotiate with Flexibility: Sellers often have unique motivations, whether it’s a quick sale or relief from property issues. This means you can find win-win solutions tailored to the situation.
  • Spot Hidden Gems: Some of the best properties I’ve bought were ones no one else even knew about.

How Off-Market Deals Changed My Strategy

One of the first off-market deals I landed was a property I heard about through a referral. The owner was an older gentleman who wanted to sell quickly without the hassle of listing, showings, and back-and-forth offers. We agreed on seller financing terms, and I acquired a cash-flowing property with minimal out-of-pocket expenses. That deal taught me that off-market properties offer something you rarely find on the MLS: opportunity paired with creativity.

I realized I didn’t need to rely solely on what everyone else was chasing. By tapping into my network and refining my negotiation skills, I opened up a world of possibilities—opportunities to grow my portfolio faster and smarter.

Why You Should Focus on Off-Market Deals

Here’s why I think every real estate investor should seriously consider prioritizing off-market deals:

  1. More Control You’re not competing with hundreds of other investors, which gives you leverage. You can negotiate terms that work for both parties, whether that’s a lower purchase price, creative financing, or a flexible timeline.
  2. Better ROI Less competition often translates into better purchase prices. Plus, you can often find properties with value-add potential, meaning you can renovate, increase rents, or improve the property to significantly boost its worth.
  3. Stronger Relationships Off-market deals often come through networking. Whether it’s a property owner, another investor, or a real estate agent, every connection you make strengthens your business and opens the door to more opportunities.

How to Get Started

If you’re thinking, “This sounds great, but how do I find these deals?”—you’re not alone. When I started, it felt daunting. Here are a few ways you can break into the world of off-market deals:

  • Network, Network, Network: Attend meetups, build relationships with agents, and connect with other investors.
  • Direct Marketing: Send letters, make phone calls, or use online ads to reach property owners who may be looking to sell.
  • Leverage Technology: Use tools like property data platforms to identify potential opportunities in your area.


Off-market deals aren’t just for seasoned investors—they’re for anyone willing to step outside the traditional approach and put in the effort to connect with people and think creatively. If I hadn’t taken that leap, I wouldn’t have the portfolio I do today.
