The unique skill sets and well-defined disciplines of our leadership team will ensure sound decision making for the long term, and proper risk management for the life of the assets. Over the last 10 years, real estate assets have seen great highs and lows. One end of the market spectrum is now fueled by a quest to achieve a quick return, while the opposite end is fueled by large institutional investors seeking returns without regard for the intrinsic value of their real estate assets. Typically in these cycles, we see many real estate organizations come and go as they chase current market trends and deploy too many or too few resources in their execution. In many of these cases, the fundamentals that make a well-positioned long-term asset are lost. Furthermore, the fundamentals that lack aren't easily seen by the novice investor and won't be apparent for years in the future. At SCM, we take a different approach. A fundamental pillar of real estate investing is to acquire and hold high-quality real estate assets for the long term. This approach allows for capital appreciation to occur and allows for a well-positioned property to deliver returns long into the future, all while increasing in value. While not every asset can enjoy such a horizon, our strategy is to hold the ones which best provide this opportunity in any market. All others in our portfolios will have a patient yet timely disposition as part of its strategy, allowing its net proceeds to seed the next generation of SCM assets.

    Our multifamily project at 48th & Dodge has reached its final height! Crews have been busy installing windows and siding, while also working on the interior buildout. Construction on the east building begins early December.   • We are thrilled to announce the addition of Will Suter to the Sower team as our Director of Investments for Sower Commercial. Will brings extensive experience and a proven track record in finance, real estate development and acquisitions. Will began his career as the first hire at Goldenrod Capital Advisors, ultimately rising to Vice President of Development for the Central U.S. region. While there he sourced approximately $350 million in debt financing and refinancing, achieving a weighted cost of debt of 3.06%. He structured complex financial instruments, including Credit Tenant Lease financing, interest rate swaps and interest caps. In his role as Director of Investments for Sower Commercial, Will will focus on driving value within our existing real estate portfolio, sourcing new acquisition opportunities and ensuring investors achieve the highest risk-adjusted returns possible.     The U.S. retail property sector showed strong fundamentals in Q2 2024, with high tenant demand, robust rent growth, and record occupancy rates. Key trends include: Smaller Spaces, Big Demand: Spaces under 2,500 square feet, particularly for quick-service restaurants and personal services, are in high demand. Even large retailers are opting for smaller, smarter formats to boost profit margins. Rapid Leasing Activity: Retail spaces are being leased faster than in decades, with nearly half finding tenants within three months of listing. Foot Traffic Growth: Retail visits increased by 4.2% year-over-year, led by discount stores and grocery chains like Aldi. Limited New Developments: With only 50.4 million square feet under construction, developers are cautious, focusing on build-to-suits and smaller mixed-use formats. Rent Growth & Demand Cooling: While rents continue to rise, growth is expected to slow, and demand for retail space is showing signs of cooling. Despite these positive trends, the sector faces potential challenges from rising occupancy costs and the risk of retailer bankruptcies and mergers.     I had the honor of attending the 9th Annual Real Estate Family Office & Private Wealth Management Forum last week in Dana Point, CA, where in addition to sponsoring the conference as Sower Commercial, I had the privilege of serving as moderator with an estimable panel of speakers at one of the forum’s sessions.
