Pros -Seems like a recently refurbished hotel with relatively fast lifts. -Clean, large twin beds carpeted room with enough power points, iron and board, safe box, large TV, hair dryer, soap, shampoo, conditioner, body lotion, coffee maker that can double up as kettle (flip the lid to find instructions on how to use). -Comfortable bed and pillows. -Aircon worked well (no heater) but can be slightly noisy. -Indoor heated pool and equipped gym. -Quiet and seems safe as it's away from tourist areas. -convention center connected to hotel Cons -Showerhead is fixed but good pressure, can change the water flow pattern, and easy to control water temperature/water heats up quickly. -Room can be relatively dim at night cos there are only 3 warm light lamps around. This is not a problem in the day time when sun comes in the large window. -Doors are thin so you can hear people outside talking or your neighbour if you're in a connected room. -Not much dining choices in the hotel or convention centre. Nearest fast food is 20 mins walk away -- Chick-fil-A or whataburger. Nearest open air mall or Walmart about 30 mins walk away.

Staff are friendly. No cleanliness issues. Smells clean, but not offensively so. Fitness room was standard but nice and clean. Breakfast was fine as well. Had hot food and not just cereal and toast. Shower had good water pressure. Indoor pool looked nice, but never visited it. It is an older building but maintained from what I could tell. The tile in the bathroom was cold but clean. My only complaint is that adjusting the thermostat didn't seem to make a difference as the room was very cold. I just shut it off so it wouldn't blow cold air into the room as I was barely in the room except sleeping and getting ready for a workshop. I plan to stay here in the future if I'm ever in the area.

This is a nice little hotel in the vicinity of the Overland Park Convention Center which also has its little imperfections… Positives/ pros: As one previous Courtyard review said, in all different ways, this hotel has great design and color balance throughout the Lobby and further. I also liked it in the suite that I shared with my guests. It had a large and impressive parlor room, with a large wet bar countertop and cabinets below. I liked how you walked straight into the bathroom sink and then shower and toilet room from the parlor unlike the design arrangement of the Overland Park Sheraton. The bedroom area was situated nicely to the right of the doorway and behind the closet. What I did like better about the OP Sheraton in comparison was the separate wall divided entry foyer. All plumbing and electrical fixtures worked well, the furniture was intact and comfortable except some of the wood furniture with some wear on it. The Lobby and Pool area were very clean as both the. Pool and hot tub operated very well holding decent temperature. The Bistro breakfast food I ate was also good. Last, but not least, the staff was accommodating, welcoming, helpful, informative, and communicative. The absolute negatives/ cons: The carpet in both elevators was absolutely dirty across each surface. Just a black and smeared stain across both surfaces. It didn’t look like they had been cleaned for a long time at all. They both should be replaced and then the new pieces should be cleaned regularly. If you are a guest who is thinking about booking a suite at the hotel and you are going to be designated to sleeping on the pull out sofa bed, you need to be a heavy sleeper because there is a lot of audible noise and some light leaking into the cracks around the door and it’s peep hole. The ac unit and the mini fridge were so loud that I I had to shut the ac off, unplug the mini fridge, and put to sofa pillows against the door to block the light. It was a little to late to the point that I did not end up getting enough sleep. Remember, that room works best for heavy sleepers, not light ones like me. The very last issue was the small pieces of white paper like debris spread throughout the guest room hallway. The last reason I gave this hotel 4 stars is because of a balanced contradiction in opinions and issues: When I first arrived at the hotel about 30 minutes before the standard check in time, I was notified that my room wasn’t ready and I had to wait for it to be ready. When my friends/ guests arrived a couple of minutes later, I informed them about what was going on. A little later, we were informed that there was a shortage of housekeeping crew on dirty as was the case for other hotels, of course. It wasn’t something that I was too excited about, but I got through it and being patient by exploring the lobby, talking to my friend’s family, eating and drinking snacks from the Market, and briefly looking at my phone. Let me start by saying the room fridges have energy savers so, inside on right side, you need to hit the “snowflake” button. It turns fridge from slightly cool to nice and cold. It goes for two hours. You don’t have to keep hitting it but I’d hit it 1-2 times per day. Hotel was clean, well kept, comfortable. Staff was friendly. Breakfast had 3 egg dishes, a potato scramble, oatmeal, usual bread items, waffles.

I travel to the area for business frequently, but this week was my first stay at this hotel. I had great interactions with all of the staff, who seem to all have great attitudes and are extremely friendly. The hotel is in excellent condition, being very recently renovated, and is clean. The room was tidy and well appointed. There are plenty of restaurants, grocery stores, etc. in the area, so it's a great home-base for a frequent traveler. For light sleepers, I'll note that there is a busy thoroughfare outside, so I suggest you request a courtyard room or the opposite wing if car traffic might affect your sleep. The only thing I would change (that they have any control over) is the pumped-in fragrance in the main lobby, which is overbearing. In general, a wonderful value for the price!

Very enjoyable stay. All staff members were friendly. Though the lobby isn't large, it is very inviting. They always have fresh fruit, ice water, coffee, hot tea, and hot chocolate available. They put out fresh cookies during late afternoon. They have a nice section for buying food. LOTS of parking. It was close to many places we had on our itinery. The beds weren't as comfortable as I would like. Breakfast was average. We would stay again.

Great hotel for my extended stay. Everything was clean and appeared new. Housekeeping did a fantastic job. Front desk was friendly and helpful. The room was perfect size with a full kitchen including plates, pots, silverware, and more. The bed was comfortable and shower perfect. There was a free breakfast every morning of cereal, oatmeal, yogurt, eggs, waffles, and more. On Monday to Wednesday there was a happy hour time with wine and beer. Snacks like egg-rolls or chips. There was a woman named Karen that took care of this happy hour who was just delightful and kind. There is a free laundry room, indoor pool, gym and more. Great location for visiting the area.

A solo woman here! I stayed there for a whole month in March 2021 and in general, I liked the service. I recommend this place. Is not super fancy, looks a bit outdated but decent. I think the price was ok, very quiet at night, the staff was ok. The only major improvement I would suggest is having the housekeeping service consistent. My room was cleaned the first Friday but the next 3 Fridays no one showed up. Other than that the kitchen was fine, tv fine, bed ok, good parking space. Vending machines in case you need something to eat or drink. Go for it, is a good option.

I have stayed here many times for work. The hotel has been recently renovated, so it looks modern. It is generally well maintained and clean. The finishing details in the bathrooms could use some attention, there was a lot of drywall mud near the shower and the tp holder had a lot of scratches and missing paint. There was also a large stain in the carpet of my room and debris (peanuts?) between the desk and dresser/cabinets. I would think with the renovations being new, more care would be put into keeping things looking as new as long as possible. Also, the walls and doors are a little thin, I could hear someone snoring in a neighboring room. The staff is always polite and the hot breakfast has good options.

Raj checked us in quickly and politely. We booked this room unexpectedly, so it was a very last minute choice. He asked us what brought us to town, which was a work conference. He told us about breakfast in the morning, which was better than most of the hotel breakfasts I’ve had. The only issue we had was with the card-reader on our door, Raj walked back up to the room with me and got us in, explaining it was probably due to a low battery. The room was large and well laid out, it was nice having a sitting area so my wife could finish a few work related things. The bathroom set up was good with an exterior vanity, making it easier for two people to get ready in the morning. The hotel was quiet, no noisy neighbors, and we thought the cleanliness was up to our standards. One hint I might give management would be about breakfast. Our routine at hotels is go down and grab a large plate for us to share, while my wife gets ready. I never use the coffee makers in the hotel room so I also grab us each a coffee. A carrying tray for people who have a lot to transport would be helpful. There was an elderly lady at breakfast who was actually asking for a tray for the same reason, and said someone had given her one the previous morning, but no one knew what she was referring to. Anyway, we would stay here again!

I've rarely stayed at Hyatt Hotels but I'm glad I did this time because it was a real treat. The rooms were well thought out, practical and yet stylish and clean. The staff was super friendly and went out of their way for me. And the breakfast was amazing. I've never had any hotel breakfast come close.

My son is a consultant and has been a long time resident at the extended stay at 7201 W. 106th St. in Overland Park. This summer he became quite ill, and as a result, has needed family members to assist him with day to day activities, such as housekeeping, grocery shopping and food prep. For the many months I’ve visited him daily to help with his care. This staff has been so helpful and courteous. I feel like family. I’d like to thank The people at the front desk, especially Dominique, Shelley, Ty, Quari, Cynthia, Julie, Kim and so many more. If I left out a name it wasn’t intentional. The custodians have also been very helpful and courteous. I don’t know all their names but I can say that Nacitas has been extra nice and my son talks about how well she kept his room before his illness. This past week staff staff has been working on Christmas decorations in the main hallway and it’s so beautiful. No place is like home to me, and no hotel is perfect, but this extended stay comes pretty close.

Recent surgery scheduled for the University of Kansas Health System at 10730 Nall Avenue. I wanted my husband to have a comfortable, clean and easily accessible place to sleep, and that provided a hot breakfast buffet every morning. He stayed at this hotel from April 16 to April 19. Because of my surgery and the number of overnight stays, we received a discount on the room. The breakfast buffet costs $9.95 p/p. My husband rated it as excellent ~ no complaints at all. Scambled eggs, fried potatoes with sausage gravy, bacon, a muffin and coffee. Many food options were available including cereals, pastries, biscuits and gravy. We were also pleasatly surprised that the hotel offers a dinner menu begining at 5pm. Price of the entrees was reasonable. The dining room tables in the bar area were clean and ports for charging electronics were on or near the tables. Check-in was quick and efficient. They had all of our information ready to go. Our room was very nice. The bed was very comfortable with lots of pillows. Everything was in working order. Lots of electrical outlets and charging outlets for our electronics. The bathroom was very clean. Shampoo, conditioner and body wash was provided in large containers on the bathtub wall. Nice water flow. I have no complaints on the room. It was very nice. We would stay here again. Location is easy access on and off from I435 which is a heavy trafficed area. My husband had only a single complaint ~ There was no TV station guide available in the room. The ”guide” on the TV remote control didn't work. We were able to find the channel for the TV guide, but it was cumbersome to use. A sheet of TV channels would have been nice to have. We have been using a competitor business for hotel stays for the past 20 years. We noticed that the quality, cleanliness and customer service has declined in the competitors hotel offereings. IHG has definintely won my future business. This was a great experience for us.

Alexandra and Kelly at the front desk are so friendly, helpful, responsive.... Those two make this hotel shine! They remembered me from past business trips and that's a good feeling. There is minimal to no street/highway noise. The water is Hot as soon as you turn it on! The bed is comfortable. The AC/Heat is pretty quiet - I've had some noise to none at all depending on the room. You ask for daily housekeeping and they don't miss a beat! The television remote has a sleep timer option and an actual tv guide - score! The lady in the kitchen (sorry I don't know her name) was always smiling. This will always be my first choice to stay when in town for business. I might change my mind if Alexandra and Kelly ever leave - just kidding - but they do make checking in fun!

One of the nicest group of staff members we have ever dealt with in all our years of travel! Originally only booked four nights but needed to extend our stay and the staff could not have been more accommodating!! Wonderful large clean room on top floor which was spacious and quiet! Breakfast was amazing each morning thanks to Dana and another young man whose name we did not catch-Brent and Ali at the front desk were awesome and the other staff members that we encountered, from housekeeping to maintenance were all friendly and welcoming!! Ive had the pleasure of staying here a couple days a week for 4-5 months now. Not only is the location great, but the hotel is very clean! The beds and pillows felt like I was sleeping on a cloud. The hotel seems to be a bit older however, it has been nicely updated. The pool and fitness center are also very nice! They seem to be short staffed (like the rest of the U.S) however the employees they do have really are exceptional. Every time I’ve had contact with the staff the are friendly. Nicole at the front Desk is exceptional. She really seems to care! She had the answers to all my questions and was familiar with the area and had some great recommendations! Any request I have ie) room serviced, extra pillows, coffee, etc. have always been met. Customer service like this is hard to find, and is one of the many reasons I keep coming back.

We had mold in our ac unit that was making my woman sick. When brought it to there attention a month earlier, the maintenance came up and just looked at it from the outside of the machine. A month later my lady was getting more sick, so another maintenance man came up and knew it needed taken out but didn't have any other ptac units. So the GM said they could have another guy come up and clean it with soap and water, which does nothing for mold. Especially within an AC unit. Their solution was to move us into a smaller room at the same rate. Which she was still being sick in. In the end we had to move out disposing of half our stuff. And having the credit I had left stolen from me. Because I left behind things in the room like I was told to do by their maintenance. Not to mention missed out on a days worth of income during the first move because they wanted us moved out of a health hazard room by 7 a.m. so they could rent it back out as soon as possible without removing the health risk. I missed two days of work before forced to move twice, the credit I had on my account and over half my stuff. Plus had to rewash all my clothes which was not cheap. All due to this hotel causing mold spore contamination.

Okay Marriott, I have to admit, for an older RI, and a pretty competitively priced hotel for the area, I came in with relatively low expectations, but they were blown away. The whole hotel had a very fresh feel to it thanks to a recent renovation that really makes this feel like a new property. My one queen studio suite was big almost to the point of being ridiculous, with a full kitchen including a full range. The entire room was in excellent shape, save for a few cracks in the bathroom floor, and there were no cleanliness issues to speak of. But it gets better, the hotel was loaded with excellent common areas and a delicious free breakfast, all while being conveniently located. Overall, if you need a hotel in the Overland Park area, I’d recommend this one highly.

Stayed here for a family gathering. The fire alarms began blaring at 6am, due to an electrical outage for several blocks. With the alarms blaring, lights flashing, no electricity and wandering thru the stairwells to the lobby, several in our party were charged for coffee! I was not, but another lady next to me was charged for hot tea. For the price of a few tea bags, a couple of bags of coffee, the hotel could have earned some loyalty, bit chose to instead charge some people for coffee. This hotel is modern and updated in the lobby, kind of super 8 in the hallways and rooms. Beds were comfy, room seemed clean (the carpets were a bit sketchy) and the staff at the desk were great trying to keep everyone informed.

Motel lobby and breakfast area both closed in February 2023 door signed “closed due to Covid”. Appears real reason is just to save upkeep cost. Cold breakfast consists of 2 bars a package of low cost muffins and a tangerine. Room had missing facial tissues, missing wash cloth, stained carpet, damaged window covering. Dogs allowed and I got to listen to a barking dog all evening. Needless to say I’m going to choose other lodging in this area in the future.

We have never experienced a motel/hotel stay with the ugliest people we've ever met. Let me just tell you guys, my childrens father had gotten a room for himself a day before new years eve, and they charged him more. its usually 60 but they charged him 72 because they seen us with him. anyways him and i and our 2 kids were there to spend some time together and later on that evening my daughter(12 yrs) and i were going to leave and my son (which is 5 months) old was going to stay with him because he had gotten a one bed. so anyways we noticed that the so called manager (which is the receptionist boyfriend) was watching us from the side of the building and he played it off when someone came out of a different room he started to talk to them so he wouldnt look so obvious. after that he went next door to the other hotel that they work at as well. so his girlfriend ( the receptionists) calls up to the room and says that he cant have visitors then she changed it up and said that visitors cant stay all evening, we were so confused. ive never heard of that before in my life, though she was very rude in saying so. at about 6 pm, my boyfriend goes downstairs to ask the receptionist for a written policy on visitation and she kicked him out, we had only been there 3 hours and they kicked us out with our 2 kids saying that we had 3 adults in the room so 4 ppl were too much for one room. they called the police on us and everything. thank god the police were on our side and said that they were some nasty people and they get calls like that all the time. Now everyone always says BLACK PEOPLE are scary and intimidating which is bull, just because we dont take no crap from just anyone doesn't mean we're dangerous people. now when ppl mess with us and our kids for no reason and we get upset then a non black person wants to run and call the police. COWARDS are what they are, they will reap what they sow. this is the type of stuff that makes me want to hate people that dont look like me but thats not who i am. nasty people like them should not be running a motel where they have to be involved with people. they need prayer because thats all you can do for ppl like that. Nasty attitude, no refund, no remorse, liars and taking people for their money. which im sure theyre pocketing money from people. even the police said they are running a foul business!!!
