AVBOB’s building in Centurion, Pretoria, won 2024’s ‘Corporate Office Development’ Award at the recent SAPOA (South African Property Owners Association)'s Property Development Awards for Innovative Excellence. It exemplifies environmental consciousness, strategically situated within the Irene Link Commercial precinct where every building is dedicated to achieving Green Star certifications. The location promotes walkability with convenient access to the Irene Link Shopping Centre, offering a range of amenities. Developed by Abland Property Developers, the project achieved a significant 30% reduction in Portland Cement usage across all mixes and incorporated over 90% recycled steel. The basement hosts a waste collection, separation, and recycling facility for easy access to occupants. Additionally, fuel-efficient vehicles are encouraged through preferred parking spaces spread across the parking levels. The solar PV plant and battery energy storage system installed on the roof and inside the building drastically reduces energy consumption, inclusive of sub-metering per floor, reducing peak load charges (through energy demand shaving) by at least 15%. The structure’s well-oriented facades and high-performance glazing maximises natural daylight and thermal comfort, reducing resilience on artificial lighting and establishing a direct visual connection to the outdoors. Site landscaping minimises irrigation needs by over 50% compared to baseline standards. Internally, Low Volatile Organic Compound (VOC) emitting materials were used, complemented by insulants and refrigerant gases rated at a zero Ozone Depletion Potential (ODP). Water-efficient fittings were installed throughout.
