    Elephants Foot Consulting has recently completed an Operational Waste Management Plan as well as a Construction and Demolition Waste Management Plan for our client Level 33 for a large new mixed-use development on Gipps and Flinders Streets, Wollongong. The proposed development consists of over 900 residential apartments and retail tenancies, spanning three stages. We are thrilled to have been part of this project and to have developed a waste management strategy aligned with the recommendations of the NSW EPA and the waste requirements of Wollongong City Council. This includes ensuring equal access to general waste, recycling, and the newly mandated Food Organics and Garden Organics (FOGO) stream for all future residents of the development.

    Rozelle Village presents a genuine opportunity to embrace the NSW Department of Planning, Housing and Infrastructure's Infill Affordable Housing provisions and deliver the housing and amenity communities need, in areas they want to live. The new SSDA scheme utilises the 15% Affordable / 30% GFA incentive opportunities, adding 75 additional units (59 of which will be affordable), integrated into a built form that retains all the urban design and architectural principles and amenity associated with the existing approved scheme. The additional height is carefully spread along Victoria Road to capture its key northern aspect, daylight and views, with the form then transitioning down to low density residential scale along the Waterloo and Darling Street frontages - protecting the solar access and important streetscape character relationships to the surrounding properties. This evolution of the Rozelle Village development thoughtfully injects affordable and market housing into a transformational mixed-use precinct, balancing community needs with long-term public benefit and housing supply.     Elephants Foot Consulting has recently completed Operational Waste Management Plans for multiple projects in the Pagewood area with Meriton Group . This submission included strategizing and planning sustainable outcomes for over 14 proposed buildings (incorporating 1007 residential units in total) with tight deadlines. Careful planning and navigation through the relevant legislation allowed us to develop multiple operational waste management strategies in line with the recommendations of the NSW EPA and the waste requirements of Bayside Council. Our planning objectives were to ensure equal access to general waste, recycling, and the recently mandated Food Organics and Garden Organics (FOGO) stream for all 1007 residential units. We assessed various compliant waste management solutions, including triple chute systems for each resource stream, and their potential impacts on residential behaviors and participation to minimize contamination. Given limited space, our collaboration with internal and external design consultants, chute engineers and project managers allowed us to implement efficient design solutions that met Council’s requirements and achieved the optimal outcome for future residents.
