  • Why You Should Be Comfortable with Being Uncomfortable 💪 In real estate, just like in life, growth often lies just beyond our comfort zones. As Shane Kempton, CEO of Harcourts WA, says, "To get comfortable, you must be willing to get uncomfortable." Whether it's asking for the sale, delivering tough news to a client, or trying new prospecting techniques, discomfort often holds the key to our growth and resilience. By embracing discomfort you could open yourself to, setting bigger goals, making more direct outreach, or tackling tough conversations that build trust and confidence. • Moving Beyond the Fee Conversation In an industry where fees seem to be always up for debate, experienced property management leader Rachel Atkin, from Harcourts Victoria, shares why competing on fees is a race to the bottom – and how to elevate your value proposition to win more business in 2025. When was the last time you chose a doctor, lawyer, or accountant based solely on their fees? Yet in property management, we often let ourselves get dragged into competing on price instead of focusing on what really matters – creating value for our clients. Let’s be honest: anyone can talk about fees. Anyone can offer a discount. But true success in property management isn’t about being the cheapest option – it’s about being the best value option. We’re not just managing properties – we’re helping people build wealth through property investment. When we focus on being relationship builders rather than transaction processors, we create opportunities for genuine connections that transcend price comparisons. • 5 Database End-Of-Year Doables Kiarni Hall, Harcourts Queensland Business Operations Manager, shares how to set yourself up for success in 2025 As we approach the end of the year, some of us will be powering through to the finish line, making the most of every opportunity. For others, the pace may slow down, and it's easy to feel like you're in a holding pattern until the new year kicks off. However, instead of letting this time slip away, consider using it to implement strategies that will set you up for success when you return. Here are five essential tasks you can work through before year-end to ensure you hit the ground running in 2025. 1. Duplication Checks Before you close out the year, take a moment to minimise the number of duplicate entries you have. Duplicate records can muddy your data and lead to wasted time when you're trying to follow up with clients or leads. 2. Obtain Contact Information It’s easy to overlook the contacts with incomplete details, but they represent a significant opportunity for growth. Most CRM’s allow you an option to run a search for contacts that are missing either a phone number, an email address, or both. 3. Review & Update Your Appraisals One of the most important tasks to tackle before year-end is reviewing all the appraisals you've entered throughout the year. Have they sold? If so, those appraisals are no longer relevant and should be updated accordingly. If a property has sold, change the status from "appraisal" back to "prospect," and update it with the new owner's details. This will help you maintain accurate records and ensure you're not focusing on outdated or irrelevant data. 4. Set Your Anniversary Schedules I’ve been in real estate operations for a while now and in that time, I have only ever seen 1 agent who genuinely managed their anniversaries. It (almost) goes without saying, she had a lot of repeat business. Anniversary schedules are an often-overlooked task that can yield long-term benefits. Whether it's the anniversary of a property sale or a client milestone, these touchpoints are vital for keeping relationships strong. 5. Ensure Action for Every Contact – No Exceptions! Ensure that every contact in your database has a recurring action applied to them. Too often, we leave contacts untouched, and when it's time to follow up, we forget where we left off. Use the last few weeks of the year to run a search for any contacts who don't have an upcoming action. Add specific next steps for each contact—whether it’s a follow-up call, a check-in email, or an annual review. And when you make contact, don’t forget to leave notes for future reference. Documenting every interaction ensures you’ll never miss a beat when you return to work and if you do it right, you’ll have a bunch of calls waiting for you that you don’t even have to think about! #harcourts #realestate #operations #databasemanagement

  • Mo's On The Go (and the Grow) at Harcourts Mandurah! Movember is the leading charity changing the face of men’s health. The month of November is a chance to grow a mo and raise funds for a healthier world. Harcourts Mandurah's Brad Malingre has been fundraising for Movember for 17 Years and this year, 13 of his colleagues got behind him for this great cause. “We did it to assist our work colleague and friend, Brad, for his passion, drive and his continual support for this wonderful charity and cause,” explains Ben Hatch, Selling Director, Harcourts Mandurah. “Most of us have never grown a moustache in our lives,” continues Mr Hatch. “It doesn’t matter if you look in a mirror or see your reflection in a window, but the Mo has been an experience and a consistent reminder of why we are doing it.” Not only was the mo on the grow and the go, but the Harcourts Mandurah team gave themselves ‘The 33 Hour Bike Challenge’ where two stationary fitness bikes, generously supplied by Orbit Fitness in Mandurah, were continually ridden as part of the fund raising. “‘The 33 Hour Bike Challenge’ was great, and it certainly was a challenge, especially in the early hours of the morning. But with 40 people putting their hand up to spend some time on the bike and travel over 1500kms, we were never short of support.” “Having the team ride in pairs was a huge bonus as it fuelled great conversations and formed stronger bonds within our fantastic team.” Further supporting this great cause and Harcourts Mandurah’s efforts, the Harcourts Foundation agreed to dollar match up to $5,000 the funds raised. “It was amazing to watch us all come together for such a worthy cause.” #harcourts #movember #harcourtsmandurah #harcourtsfoundation
