Exciting News: DA Approval for 290 Pacific Highway, Crows Nest! We’re proud to share that our mixed-use development at 290 Pacific Highway, Crows Nest, has received DA approval through the Land and Environment Court. This project will revitalize the Former North Shore Gas Co. building, showcasing the innovative use of planning mechanisms—specifically the 5.10(10) provisions—to achieve outcomes aligned with future strategic planning rather than outdated controls - unfortunately im sure we all come across this way too often, but this is probably a discussion for another time. The approval was secured without the need for a planning proposal, despite significant non-compliance with current zoning and height limits. This strategic approach, intiated and led by Property Development Systems (PDS) as well as Holding Redlich and Heritage 21, skilfully leveraged heritage conservation incentives. The result is a dynamic, adaptive reuse project that restores this heritage-listed building to its former glory while delivering a modern, mixed-use development tailored to the needs of the Crows Nest community. The approved design significantly raises height allowances from 16m to 44.8m along Pacific Highway and from 8.5m to 15.5m along Sinclair Street, modernizing restrictive zoning. It also introduces a publicly accessible through-site link connecting Pacific Highway to Sinclair Street. The development will include 25% retail and commercial, and residential with 83% of the apartments offering 3- and 4-bedroom layouts, catering to a diverse base including families and downsizers. This milestone reflects the dedication and expertise of an exceptional consultant team. It’s been a rewarding collaboration to date with the plans now in place to breath new life into a neighbourhood that has long been in need of revitalization. Heritage 21 would like to acknowledge the recent success of the residential project carried out by Box Design Studio and their various collaborators, AJP CONSTRUCTIONS PTY LTD, SDA Structures, Partridge, Building Designers Association of Australia and others who worked on the Surry Hills 2.0 terrace home. This Victorian terrace home was transformed into a contemporary, sustainable house that retains its historical charm. A winner at the Master Builders Excellence in Housing and Pool Awards in the Alterations and Additions category and was shortlisted for the 2024 Sustainability Awards for a single dwelling alteration/addition. The site is also a finalist for the 2024 Building Designers Association of Australia National Gala Awards in multiple categories, including Heritage Buildings & Adaptive Reuse, Landscape Design and Residential Interiors. The winners will be revealed on the 9th of November. Heritage 21 was involved in providing heritage advice and guidance through the development application approval process for this site. Heritage 21 has been a part of the consultant team for Stage 4 of the masterplan for the redevelopment of the St Scholastica College in Glebe. Our team has assisted with the development of the design and provided advice pertaining to the proposed demolition on site to accommodate the new school building, upgrading and restoring the original front garden at the site, conserving and restoring the heritage buildings, Wychwood and the Administration Building within the campus including their interiors, as well as upgrades to existing and careful introduction of new services within the heritage buildings. The site is considered to have associative heritage significance and townscape importance. The various buildings demonstrate different European-influenced architectural styles, including Arts and Crafts, Federation, Victorian Italianate style mansion, Georgian and Edwardian. Toxteth Estate, a three-storey house of stuccoed brick and sandstone with its glazed terracotta tiled roof, recessed bays and French doors, exemplifies the first period of European settlement in Glebe. Toxteth Park was first established in 1828 by architect George Allen. Construction started on the house in 1829 by John Verge. By 1931, the Allen family had moved in and lived on the estate, which had a chapel and cottages for their employees. Over time, Toxteth Park was extended and the estate handed down. The land was subdivided in 1885 after George Wigram Allen died, and parts of the estate were resumed by the government. From 1897-1901, Toxteth House became a boarding house and was purchased by the Sisters of the Good Samaritan of the Order of Saint Benedict. The mansion was converted into a convent and training college. St Scholastica’s school opened in 1902 in the new building designed by Mr V. Nagle. In 1906, the St Scholastica’s Teacher’s Training College was established to train the Sisters of the Congregation. Throughout the early 20th century, Wychwood, Winima House, the Polding Villa, and the Salem demountable buildings were added. These buildings have become school classrooms, admin buildings, dormitories or living quarters for the Sisters. #heritage21 #heritage #nsw #glebe 

🏛️ Project Showcase: Calvary Ryde Heritage Restoration 🏛️ Vernon Constructions is proud to have undertaken the careful restoration and civil works at Calvary Ryde, a site steeped in history dating back to 1889. Originally established when Thomas Dalton acquired the land and built a two-storey convent, the site features stunning early 20th-century brickwork and grand entrance gates. Over time, the boundary walls and fencing had deteriorated, and our team was tasked with restoring them to their former glory. The project involved: - Deconstruction of deteriorated sections of the original boundary walls - Construction of new pier and beam foundations for structural support - Reconstruction of fencing using carefully selected sandstone to match the original materials, in collaboration with Architects Heritage 21. This was a challenging and rewarding project that required precision, collaboration, and respect for heritage values. Heritage 21 director, Paul Rappoport, shares his recommendation for how to conduct a much-needed review of the NSW heritage lists.

Our team was joined in the office this week by Rob Azar and Bill Amoun from Heritage Renovations Sydney (https://lnkd.in/gxEGwAbx) for a Lunch ‘N’ Learn session. We learned about their business, why heritage matters to them, and how we can work together to help conserve and protect our heritage buildings. Both Heritage 21 and Heritage Renovations Sydney understand the importance of getting the little details right, and that heritage conservation is about preserving character. Each place has its own history, personality, features and quirks which are worth keeping. Heritage 21 and Rob have worked together on many restoration projects, one being the Ropes Crossing Residential Development, NSW. (https://lnkd.in/gpUwnBCn). Rob and Bill are licensed builders who are focusing more on specialised heritage construction and restoration. They have an expert team of tradespeople who are dedicated to heritage conservation.
