The Qualitas team recently visited two Lighthouse Foundation homes to help transform once overgrown areas into welcoming and safe outdoor spaces for the young people and children that live at these homes. Andrew Schwartz joined Hans Lee on the latest episode of Livewire Markets’s The Rules of Investing Podcast which is out now and worth a listen! In this episode Andrew and Hans delve into Australia’s residential housing market and how property is not one thing, it varies across states, cities, sectors and types. While 2024 could be described as one of the less memorable periods of recent years, Andrew said: "I think it's getting very exciting in 2025. There are many reasons why I feel that but in particular, residential property is affected by supply and demand and interest rates. When you look at each of those individual factors, you do see a market where Australia is caught short on the supply side at the moment, and it's been very hard to get supply into the market. Speaking at the recent E&P Financial Group SMID Caps Conference in Melbourne, Andrew Schwartz, our Group Managing Director and Co-Founder, discussed the increasing popularity of private credit with many new providers entering the market. He spoke on the highly regulated nature of the private credit industry – a key point that is often misunderstood. He also discussed the need for borrowers to do their due diligence on their lender. It was great to be part of the event, which gathers some of Australia and New Zealand’s top fund managers as they share insights into their business and their industry including the current market conditions, challenges and key focus points for the year ahead.

Well done to the Property Council of Australia for bringing together such a great line up of speakers and attendees for another successful Capital Markets Forum! Jeremy Fyfe, our Head of Origination for NSW and ACT, enjoyed the lively panel discussion with Michelle Dance, Cathy Houston and Luke Briscoe on the rise of Australian private credit, the key drivers and some of the key challenges facing the industry. Private credit is today an extremely important part of our financial system, providing another source of capital that supports growth, drives competition and innovation, and adds overall liquidity and stability. Importantly, not all private credit lenders should be painted with the same brush. Borrowers must do their due diligence on their lender and investors must ensure they understand the risk-return profile that they are investing in.

Housing in Australia is becoming alarmingly unaffordable, with Sydney named the second least affordable city in the world for housing (according to Demographia). Pricing is being driven up by the 40% increase to construction costs over the last three years, a decline in productivity and a shortage of labour to execute on new projects. Last week Mark Power spoke at the Citi Australia and New Zealand Investment Conference, expressing that Australia requires urgent support from state and federal government to incentivise local councils to approve high density dwellings to increase the availability and the affordability of housing.
