  • As the end of the year approaches, we want to thank all of our clients and partners for your support during another milestone year at Qualitas! We feel optimistic about 2025 and look forward to continuing to work with you in the new year.

  • In the current elevated interest rate environment, real estate private credit continues to perform well for investors in the asset class. On the downside, this environment can thwart supply and impact the feasibility of projects to commence due to an increased cost of capital. Watch Mark Power in our next Real Expertise video for where we see interest rates going and the role that the government can play in driving the affordability and availability of housing.

Our investment platform continues to go from strength to strength – attracting long-term scalable capital which we are able to deploy into high-quality transactions – with a record high deployment pipeline. This includes an increasing number of large transactions and opportunities from repeat borrowers, including financing assets through the many stages of the development cycle. Our ability to finance across the entire development cycle is testament to the depth of our relationships and strong reputation which have been built over Qualitas’ 16 years in the Australian commercial real estate (CRE) market. Private credit has formed an important part of our financial system. We expect increasing demand for more flexible financing solutions for CRE and believe we are well positioned to continue to capitalise on the strong growth of the market.

  • The acute need for housing continues to support returns for real estate private credit, particularly in the residential sector. Watch our latest Real Expertise video with Mark Power to better understand the drivers behind the chronic undersupply in the sector, the anticipated growth in apartment living and where we see apartment prices going in the short-to-medium term.

  • We’re pleased to announce $40m was raised in the recent Wholesale Placement for the Qualitas Real Estate Income Fund (ASX:QRI), which brings the total fund size to $754m. With increasing demand for private credit since QRI’s inception over six years ago, its fund size has more than tripled, highlighting conviction by investors in the Australian real estate private credit market and Qualitas’ ability to execute. We believe our real estate private credit strategies are well positioned to continue to deliver on their investment objectives – providing investors with regular income, capital preservation and portfolio diversification^. • Great to see co-founder, Andrew Schwartz featured in Capital Brief's Past Performance series with Andrew Cornell. Talking to Qualitas’ journey, starting as one of Australia’s foundational commercial real estate private credit managers, Andrew Schwartz said: “we rode the 16-year tailwind of private credit becoming better understood and more invested in, and through that we created a funds management business. Today 81% of our [$8.9bn] FUM is in private credit.” It’s worth a read to find out more about the build-to-rent opportunity, the ongoing demand for private credit and the importance of a manager with experience investing across multiple cycles. https://lnkd.in/gV_E23gs

Mark Power provides an update on how our real estate private credit strategies are performing and our ongoing approach to risk management.

  • The Qualitas team recently visited two Lighthouse Foundation homes to help transform once overgrown areas into welcoming and safe outdoor spaces for the young people and children that live at these homes. The team enjoyed working together outside of the office environment to give back to the community. Thank you to Lighthouse for hosting us and for the amazing work you do all year round! We look forward to continuing to support you in providing children and young people who are homeless or at risk of homelessness, with the care and support they need to heal, thrive and achieve a lifelong sense of belonging.
