  • 🗞️ TGB News Update 🗞️ 𝐀𝐕𝐈𝐃 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐆𝐫𝐨𝐮𝐩 𝐦𝐚𝐤𝐞𝐬 𝐚𝐜𝐪𝐮𝐢𝐬𝐢𝐭𝐢𝐨𝐧 𝐩𝐥𝐚𝐲 𝐟𝐨𝐫 𝐀𝐕𝐉𝐞𝐧𝐧𝐢𝐧𝐠𝐬. AVJennings, one of Australia’s oldest and most recognisable home builders, is poised to be taken private following a $374 million buyout offer from Proprium Capital Partners, the owners of AVID Property Group. The offer, at 67 cents per share, is almost double the AVJennings share price before the announcement. AVJennings controls approximately 9,871 lots along the east coast of Australia and NZ, and their acquisition will see AVID more than double its footprint in the undersupplied residential housing market and land lease sectors. The proposed acquisition will bring AVJennings into Propium’s portfolio, which has over $4b under management internationally. AVID Property Group CEO Cameron Holt highlighted the strategic alignment between the two entities. “AVJennings’ existing portfolio and its pipeline of residential communities in Australia and New Zealand are complementary to AVID’s portfolio and growth strategy, and will add further depth to our high-quality product offering for a broad range of customers if the acquisition eventuates,” Mr. Holt said. The offer is subject to shareholder approval, due diligence, and regulatory clearances from Australia’s Foreign Investment Review Board and New Zealand’s Overseas Investment Office. Should the deal proceed, AVJennings shareholders will also receive a special dividend of up to six cents per share in franking credits, adding further value to the proposal. 𝐀𝐕 𝐉𝐞𝐧𝐧𝐢𝐧𝐠𝐬 𝐃𝐢𝐫𝐞𝐜𝐭𝐨𝐫𝐬 𝐁𝐚𝐜𝐤 𝐭𝐡𝐞 𝐎𝐟𝐟𝐞𝐫 The AV Jennings Board, led by Chairman Simon Cheong, has expressed unanimous support for the proposal, stating that the offer provides a strong opportunity for shareholders to realize value above historical trading levels. Mr. Cheong emphasized the importance of the deal amid challenging conditions in the residential property market.“ This proposal reflects extensive negotiations with AVID and offers shareholders a compelling opportunity to unlock value,” Mr. Cheong said at the company’s Annual General Meeting. The board has signed an exclusivity agreement with AVID, preventing discussions with other potential bidders until January 31, 2025, unless a superior proposal emerges. -- 𝐓𝐆𝐁 𝐓𝐚𝐤𝐞 If you own the land, you control the build. Between Villa World and AV Jennings, the Avid Property Group has the opportunity to become one of the countries largest builders in its own right. This is a significant acquisition for AVID / Propium, and will see them further cement their position as one of the top 5 players in our housing sector after their acquisition of 8 Living Gems communities in May this year, VillaWorld in 2019, following their rebrand from Investa Land in 2016. From AVJennings perspective, it would appear to be an attractive deal for shareholders, after a tough 12 months where net profit was down 95%.

  • What is a 'good' builder? Your closest friend walks up to you. Asks if you know a good builder. It's likely one of the biggest investments of their life. Who do you trust? It's simple: trust is based on certainty. Certainty that the builder will deliver the home they want, for a fixed price, in a fixed time-frame, to a good standard, and communicate along the way. For us, we consider a good residential builder to be a builder who is endeavouring to: 1️⃣ Give their clients a fixed price contract that is genuinely fixed price (save an accurate allowance for site-works). 2️⃣ Give their clients a reasonable build timeframe and have the right people and systems in place to deliver within that time-frame. Shouldn't be more than 24 weeks for a single story home, or 36 weeks for a double under 300sqm. 3️⃣ Provide consistent (ideally weekly) and transparent communication to clients throughout the entire build journey.  4️⃣ Build long-lasting loyal relationships with good trades, pay them on-time, with clear communication and accountability on both sides. 5️⃣ Take real pride in, and set a high standard for their build product. 6️⃣ Price their jobs with consistently healthy margins, know & understand their financials, and make good money. 7️⃣ Have an internal team that are incentivised and motivated to deliver the above. -- These are the builders that we want to celebrate. These builders will restore trust to this industry and there are plenty who are meeting and exceeding this bar. It doesn't have to do with volume, and it in fact gets much harder as a builder grows from 5 to 15 to 50 to 150 to 1500 builds per year. Home building is a really tough business, and there will always be those nightmare clients, staff and subby challenges, supply issues and plenty of other reasons to bang your head against a wall. Yet we feel this definition is a necessary bar to give certainty to buyers after a challenging few years in this industry. Hat's off to those builders who are doing it day in and day out. We're excited to start showcasing some of these builders over the coming weeks 🙂

  • It's time to celebrate the Good Builders. This industry deserves a better reputation. There is so much negativity out there about builders going under and the state of this industry, but where are the stories of the builders who are doing it right. The builders who are delivering beautiful homes consistently on time and to their clients budget. Who are delighting their customers. Who are good to their word, run financially resilient businesses and who people can trust their project to. There are MANY builders in this category, many more than those who are bringing the name of the industry into disrepute. The Good Builder aims to highlight the Good Builders out there, and by doing so help people re-build trust with this industry again. We're kicking off with a podcast, interviewing and shining the spotlight on the builders who are doing it right. Uncovering what principles they operate by and how they do it consistenlty. Keep an eye out for the first release.
