Vicinity currently manages over 1,000 housing units (either operational or under development) in Brussels, Liege, and Antwerp. To support our continued growth and expand our acquisitions pipeline, we are looking for a Senior Investment Manager to join our team and help shape the future of affordable housing in Belgium.
Vicinity Affordable Housing Fund is a Belgian regulated real estate fund (GVBF/FIIS) approved by the FSMA.

Role
As Senior Investment Manager, you’ll contribute to the growth plan of the Company and have an eye on every incoming real estate asset acquisition opportunity. You’ll use your skills to go through all financial and design details to supply the best analysis to the management, the Investment Committee and to the Board of Directors. You follow up every further step of a deal up to the closing.
Job Responsibilities
Support Vicinity for market and deal research, underwriting and execution, including:
- Build and maintain relations with all Vicinity stakeholders (promoters, agents, sellers, developers … ) to source new projects and communicate about Vicinity’s mission, its projects and its targets.
- Manage the acquisition pipeline, the ongoing projects (permit procedure,…) and their follow-up.
- Provide investment analysis, including financial parameters as well as design parameters and their qualitative impact.
- Prepare feasibility and profitability studies.
- Coordinate with commercialisation team to review rent levels and the commercial impact of the investment.
- Develop and improve analysis and financial models.
- Prepare documentation, reporting and presentations in relation with the acquisition process, including investment memos and investment packs to be provided to the Investment Committee and to the Board of Directors.
- Prepare and review, in collaboration with external counsels, the CFO and the CEO the acquisition documents (LOIs, HOTs, offers …).
- Coordinate the due diligence process.
- Participate and contribute to the negotiation and structuring of investment opportunities, in collaboration with CFO, CEO and external counsels.
- Ensure compliance of acquisitions with investment’s targets and criteria.
- For project’s deal, ensure the compliance of the deal in close collaboration with the Technical and Development Manager until the final acceptance of the building.
- Identify and propose asset sales when opportunities are identified during the asset’s life cycle.
Job Requirements
- At least 5 years of relevant experience in similar roles.
- Strong understanding of property valuation principles and the residential property market.
- Affinity for numbers and modeling, combined with a strong understanding of contractual and legal aspects.
- Genuine interest in ESG themes and societal impact.
- Excellent presentation and communication skills.
- Fluent in French, Dutch, and English.
- Proficiency in Microsoft Office, particularly Excel and PowerPoint.
- Strong commercial judgment, with great attention to detail and the ability to manage multiple, shifting priorities while maintaining a results-oriented focus.
- Ability to work autonomously while being an effective and collaborative team contributor.
