    Congratulations to the management team at Twelve24 in Dunwoody, GA, for winning The Outstanding Building of the Year (TOBY) award from BOMA Georgia in the Corporate Facility category. Twelve24 is a 16 floor, 357,650 square foot property featuring floor-to-ceiling windows and multiple roof decks that create an indoor/outdoor environment blending workspace with surrounding greenery. Sustainable design elements integrated into the building include rainwater filtration systems and occupancy sensors that harvest daylight. Additionally, Alvéole beehives installed on the amenity deck support urban beekeeping. The Twelve24 team’s efforts have been praised for exceptional operational management and strong tenant relations. We recently traveled to Montreal to find out how Declan Rankin Jardin, Co-founder of Alvéole, has transformed commercial real estate through urban beekeeping and expanded to 2,500 buildings across North America and Europe. Alvéole's innovative approach goes beyond simply installing beehives. They're creating a new paradigm for tenant engagement and environmental stewardship in urban spaces.     What’s the cost of inaction on biodiversity in commercial real estate? That was the question at the heart of our roundtable at Information Management Network (IMN)’s #ESG & Decarbonizing Real Estate Forum, where nearly 50 leaders from major #CRE companies joined the discussion on biodiversity as a financial and regulatory risk. The key takeaway? Investors are paying attention. Taskforce on Nature-related Financial Disclosures (TNFD) is gaining traction, GRESB is incorporating biodiversity into its assessments, and frameworks like #CSRD are raising the bar for disclosure. Nature risk is becoming a cost of capital question. The data to measure it – through eDNA, biomonitoring, and geospatial tech – is already here. And Alvéole is ready to help. A huge thank you to everyone who participated in the roundtable and to Dan Winters for co-facilitating. Let’s keep this discussion going.
