This transaction marks a new client relationship and showcases our ability to deliver competitive, tailored financing solutions for commercial real estate developers. Notably, this bridge loan was structured to provide refinancing proceeds prior to full rental stabilization, offering the Borrower flexibility and financial liquidity. The Challenge: Early Access to Equity and Refinancing Proceeds Upon completing the construction of two high-quality rental buildings, the Borrower faced two key objectives: 1. Onboarding quality tenants to stabilize the property. 2. Securing financing to repay the construction loan and access equity. The challenge? Many lenders require full rental stabilization before providing funds, forcing developers to rush tenant onboarding or leave equity tied up. In today’s capital-constrained environment, finding flexible, well-priced financing requires a partner with creativity and deep market understanding. This financing marks a successful new relationship with a Borrower aiming to deliver nearly 500 family-oriented townhome units in a fast-growing market. The Challenge: Securing Financing in a Tough Market The Borrower had strategically acquired and held the assembled lands since 2016, benefiting from substantial value appreciation through market dynamics and a zoning change from industrial to residential townhome use. Despite the impressive gains and prudent financial management, advancing the project required a substantial equity take-out and recognition of the property’s appreciated value — a tough ask in today’s capital-constrained environment. Suzy will be responsible for developing the people and talent strategy, building and implementing key people, programs and processes, and directly partnering with leaders to ensure the required people capabilities are in place and a positive, differentiated employee experience maintained. Prior to joining Cameron Stephens, Suzy served as Director/Head, Human Resources at a fast-growing, business-to-business (B2B) retail and distribution organization where she built the human resources function from the ground up. Suzy’s most prominent achievements included the development of a successful employer brand and talent acquisition strategy contributing to significant growth of employee size, as well as leadership coaching; the development and delivery of performance and talent development programs; and organizational design and change management. With over 14 years of progressive and generalist HR experience in small (start-up), medium and large organizations, Suzy has a strong track record of aligning people strategy and operations to business objectives and managing and executing on a breadth of HR domains including performance coaching and management, talent and leadership development, employee relations, employee engagement, total rewards, HR infrastructure and people data analytics.
