Civic Developments is a Toronto-based residential development company with a mandate to deliver fresh housing solutions. Civic is committed to thoughtful city-building balancing the parallel priorities of equity, community, and design excellence.
Our latest project, Kennedy Co-ops, will be the largest new cooperative housing endeavour in Canada for the past 25 years. It features a model of mixed housing tenure that we hope can lead to many more like-minded projects in the near future.

It’s World Architecture Day!
Today, we celebrate the legacy of Claude Cormier—an iconic Canadian landscape architect whose brazen and visionary designs bring joy and connection to our cities. 🌆
If you've spent time in either Toronto or Montreal, you’ve likely experienced Claude’s remarkable creations. His projects serve to transform the ordinary into something playful and profound— both characteristics are hallmarks of his work. From Toronto's Leslie Lookout, Pug Fountain in Berczy Park, Sugar Beach and the uplifting Love Park to the vibrant Ring in Montreal, these spaces embody his talent for merging whimsy with community-driven design, shaping places where people can connect and feel inspired. ❤️
Beyond Canada, his body of work includes projects globally where his colourful and unconventional designs challenge the traditional boundaries of landscape architecture. 🌎
Claude was recently honoured with the 2024 Governor General’s Medal in Landscape Architecture (GGMLA), the highest honour bestowed on a landscape architect by the Canadian Society of Landscape Architects. The medal given biennially aims to honour exceptional Architects whose lifetime achievements and contributions to the profession have had an impact on Canadian society🏅🇨🇦
Claude Cormier passed on September 15th of last year at the age of 63. His legacy of work will live on through the work he created and his team CCxA.
At Civic Developments, we are deeply moved by Claude’s commitment to collaboration. As Claude had emphasized in one of his many interviews, a purpose-driven team—regardless of its size—can achieve extraordinary outcomes. In a biographical video made before his passing, he reminded us that while bold ideas drive good design, it’s teamwork, commitment, and passion that bring those ideas to life. 💫
Today, we honour Claude and all architectural visionaries who have helped shape our urban landscapes, blending bold creativity with a deep sense of community. Their work inspires us to continue building spaces where people thrive, belong, and connect. We are also reminded to encourage the next generation to participate in the design and development of urban spaces.

Introducing Ami Patel: Civic’s new Partner, Finance 👏
We are thrilled to welcome Ami Patel CPA, CA, to Civic Developments’ team as our new Partner, Finance. 🎉
Ami brings a wealth of experience and a deep commitment to community housing and development. Prior to Civic, she made significant contributions to the sector, including her roles as Director of Development at the Co-operative Housing Federation of Canada (CHF Canada) and Chief Financial Officer at Windsor Essex Community Housing Corporation. Her leadership as President of the Ontario Non-Profit Housing Association (ONPHA) showcased her dedication to advocacy and her ability to drive meaningful change.
Ami worked on Bay Street for one of the Big 4 audit firms and a large Canadian bank. However, her passion for advocacy and community impact led her to the non-profit housing sector, where she has excelled since.
At Civic Developments, Ami will oversee the financial and strategic evaluation of our development projects, ensuring robust project financing, accounting, financial reporting, and corporate services. Her expertise will be invaluable as we continue to drive our mission of sustainable and inclusive development.
We look forward to the innovative solutions and strategic insights Ami will bring to Civic Developments. Welcome and congratulations, Ami! 🎉👏🚀

🎬 Breaking Down Kennedy Co-ops / 2444 Eglinton Avenue East
Guided by our principles of Equity, Innovation, and Design Excellence, Civic aims to create diverse, cohesive communities. Our latest project at 2444 Eglinton Avenue East is a mixed-tenure development under the Housing Now Initiative that aims to do just that.
🌆 Integrated Communities 🏙
Mixed-tenure housing projects first came to prominence in the 1970s in efforts to help individuals, families, and communities thrive. The launch of Canada’s National Housing Strategy has recently brought renewed optimism to the cooperative housing sector after a virtual halt in the 1990s. Our project at 2444 Eglinton Avenue East will set a new precedent for collaboration on affordable housing through our work with various levels of government, not-for-profit housing providers and private development partners, representing a successful return of the cooperative housing model established in the 70s.
The Civic team is exceptionally proud of what this project represents; beyond contributing to better housing options for individuals and families in Toronto - the hope for new, accessible housing for all. ✨
🙌 Thank You to Our Partners! 🙌
We couldn't achieve this without our amazing partners: Windmill Development Group, CreateTO, Co-operative Housing Federation of Toronto, City of Toronto, Henriquez Partners Architects, and CCxA.
