A new townhome development in Ajax, Ontario, has been fast-tracked for approval, receiving municipal clearance in just five weeks. DPS assisted our clients, Marshall Homes Corp., with the Planning Approvals process. This rapid approval highlights the growing demand for housing in the region, with the project featuring modern designs and sustainable elements. Developers are focusing on addressing local housing shortages while meeting the needs of growing families. Exciting news for Norfolk County! Design Plan Services is thrilled to announce the approval of an 8-storey building with a mix of residential apartments and commercial retail/office units. Our Associate, David Igelman presented the application to Council last month. The property was historically used for industrial purposes. Design Plan Services submitted a Zoning By-law Amendment application to Norfolk County in 2020 to permit the construction of an 8-storey mixed-use building which originally included a long-term care facility within the building as well. However, that component of the proposed development had since been removed. The proposal includes 6 office and retail units on the ground floor, and 143 rental residential units (600–1,400 sq ft) located on floors 2-8, plus four levels of underground parking and additional surface parking. This project demonstrates the development of underutilized land to achieve intensification that is in line with the Province's and County's vision and policies. Our president, TJ Cieciura was recently interviewed and featured in an article 📰 by Now Toronto, which explores the current restrictive policy landscape that is contributing to the missing middle housing shortage 🏘 The article goes into more detail on the topic of zoning in the City of Toronto and describes some of the more recent initiatives from the City as well.
