    We are starting to see early signs of an office market rebound in Canada. And this time it is based on actual data....not just a hunch based on how hard it is to get a lunch reservation downtown. Take a look at gross leasing - which includes new leases, renewals, extensions, and expansions. There is no denying that it is down compared to pre-pandemic levels - about 40% down by our tracking. But a trend is emerging: 4m s.f. in Q3 2024 was the best quarter in a year, and the second consecutive quarterly increase nationally. Why is office leasing on the rise? -After several years of experience with hybrid work, tenants now have more clarity on how it is impacting their footprint, giving them a better idea of how much space they need. -Most office leases are signed for 5 to 10 years, meaning that a growing share of leases that were signed pre-pandemic are reaching the end of their term, and occupiers are increasingly having to make decisions. -Falling net rents and rising landlord inducements in most of the country are giving tenants the chance to grow under advantageous terms. -While hybrid is the new reality (to varying degrees based on the company and the role), there is pretty strong consensus at this point that companies cannot create a culture, drive productivity, and nurture the careers of younger employees with a fully remote approach.
