  • We had a chance to walk-through 11 buildings last weekend in the Ottawa region (about 250 units) – this took 2 full days. We drove to Ottawa on Friday, and came back Sunday at midnight. This is a huge time commitment, but by walking through the properties, analyzing the numbers, and seeing the different areas, it helps us zero in on where to invest. Beyond assessing the building's condition, it's crucial to observe the surrounding areas. This helps gauge the neighborhood’s appeal, potential for growth, and any red flags that might affect property value. If you decide to invest in multi-family, walk through many properties and dive into the numbers ->  analyze rents, expenses, and cash flow projections to ensure the investment meets your financial goals.   • If you are starting a business, make sure you enjoy what you do.  Starting a business is often viewed as a way to save time and make more money. In my experience, the business offers time flexibility, but the hours are the same as having professional job.  I actually enjoy working on weekend mornings where there are no work emails to deal with, and I can lock in and get stuff done. As you grow, the businesses does offer freedom and time flexibility as opposed to a 9-5 schedule.  The business also offers location flexibility since you can work from almost anywhere these days.  Some of my most productive meetings can happen while driving. #realestateinvesting #passiveincome #investor #financialfreedom
