The Eve of the Irelands premier District Energy Conference is probably a good time to bring you the biggest project we are currently working on. Not just in numbers but the milestone of being the first #DistrictHeating Network in Dublin City. Powered from a #WasteToEnergy facility on the Poolbeg peninsula, we bring you the Glass Bottle project.
The ambition for Glass Bottle is to create a well-balanced community and a new destination for Dublin that will include 3,600 homes through rental, co-living, private, #SocialandAffordable accommodation. There will also be cultural and community spaces, office, hotel, leisure, retail and other amenity facilities with a strong focus on the community, outdoors and its waterfront location.
DN600 District Heating pipes are in the ground from the #WtE plant and will serve the 900 apartments currently under construction and continue on to the city downstream of Glass Bottle. DH pipes already exist on the North City Docklands and once connected, these buildings can decarbonise by switching off their fossil fuel plantrooms and connecting via #HeatExchangers to the DH network.

GLASSBOTTLE CONSTRUCTION UPDATE 🏗️
This week marks another milestone in the residential development of GlassBottle as we complete pouring of the final slab on Level 16 of Block O, finalizing the RC superstructure on the 3rd and final block of Phase 1[a].
Meanwhile, external brickwork is progressing swiftly across all elevations of Blocks K, M, and O situated along the Sean Moore Road.
The transformation of 37.2 acres of former industrial land into a vibrant community is well underway. This project will bring new homes, residential amenities, flexible office spaces, an innovation hub, hotel, school, leisure facilities, parks, and much more — all with stunning access to Dublin Bay.

The Glass Bottle site in Poolbeg, Dublin, has been granted permission for further housing development. The project, led by Lioncor, is set to deliver 502 new homes in this phase, including a mix of social, affordable, and privately owned units. This development is part of the larger Poolbeg West Strategic Development Zone Planning Scheme, aiming to transform the former industrial area into a vibrant urban neighborhood with residential and commercial spaces. The Glass Bottle consortium is delighted to announce that they have been granted planning permission by Dublin City Council for an additional 502 residential apartments across five separate blocks at Glass Bottle, Sandymount Strand in Dublin 4.
Lioncor as residential development manager are currently on site delivering 894 units across Phase 1[a] and 1[b] This new approval for Phase 2 brings the overall number of residential homes that have been granted permission at Glass Bottle to 1,396 with initial completions set for Q4 2025.
The Glass Bottle development will also include residential amenities, flexible office spaces, community spaces, an innovation hub, a hotel, school and creche, artists' studios, leisure facilities, retail and parks, all with direct access to the coastal path and Dublin Bay.

A significant construction milestone was celebrated recently at Glass Bottle, Sandymount Strand, Dublin 4. Together the development team (Lioncor and RGRE) delivered the “topping out” of two of the three residential blocks in the first phase of the development.
John Maxwell CEO at Lioncor commented “The progress at Glass Bottle is the result of the exceptional work from our dedicated and experienced team, as well as the collaborative support from Dublin City Council. We’re witnessing the transformation of a brownfield site into something new and innovative but in keeping with the city of Dublin. We are delighted to be “topping out” phase one of the largest residential housing project in the city, providing much needed new homes in our capital and contributing to solving the housing crisis. We look forward to providing an update on the next phase in due course.”
The development of Glass Bottle will see the transformation of 37.2 acres of industrial land into an integrated and vibrant new place for all Dubliners. The ambition and vision for the site is to create a new balanced community made up of private, social, affordable and rented homes along with next generation work spaces. Glass Bottle on completion will provide new homes for approximately 10,000 residents and a similar number of workers on a fantastic bayside location.
