✨ Courtyard Orientation & Daylight ✨ The placement and orientation of new developments can significantly impact the amount of sunlight that reaches living spaces, particularly amenity areas. This can have important implications for planning decisions. (As stated in the BRE Guide: “Good site layout planning for daylight and sunlight should not limit itself to providing good natural lighting inside buildings. Sunlight in the spaces between and around the buildings has an important impact on the overall appearance and ambience of a development...”) - BRE Guide 2022, 3.3.1 Below is a short animation illustrating a hypothetical development as it rotates through 180 degrees, demonstrating how its orientation affects the sunlight received by the central amenity space during the equinox. A more southerly and open orientation provides over the required two hours of sunlight to at least half of the amenity space on March 21, in accordance with BRE criteria. As the building rotates towards a northerly aspect, the sunlight levels decrease, eventually disappearing entirely. ✨ Project Highlight ✨ We were delighted to have the opportunity to work with Consarc and Tom Phillips + Associates this year on an application for an extension to the Hilton Hotel Kilmainham. Located just outside the Royal Hospital Kilmainham grounds, across the street from Kilmainham Gaol and adjacent to a terrace of two storey houses, the receiving environment could not be more sensitive. The hotel intself, built in the 2000s, was a successful modern addition to the historic townscape. Consarc's design sought to optimise the use of the superbly located site, while ensuring no negative impacts on the surrounding sensitivities and avoiding dilution of the hotel's strong architectural character. Model Works provided Townscape and Visual Impact Assessment and Verified Photomontage services to make the case to Dublin City Council. The Council was constructive in the design and planning process, and permitted the development in May this year. Congratulations to everyone involved.
