Catella’s fondsplatform verkoopt kantoorgebouw in Luxemburg voor het fonds ‘Sarasin Sustainable Properties - European Cities’ Catella Real Estate AG (CREAG), dat vanaf 1 januari 2025 samen met Catella Investment Management GmbH (CIM) de nieuwe fondsbeleggingsstructuur van Catella vormt, heeft het circa 8.961 m² grote kantoorgebouw ‘Rue de Bruyeres 60’ in Howald, Luxemburg, aan de zuidoostelijke rand van Luxemburg-Stad, verkocht voor het fonds ‘Sarasin Sustainable Properties - European Cities’. CIM treedt op als adviseur van het Sarasin Sustainable Properties - European Cities Fonds, terwijl Catella Real Estate AG het Duitse KVG-platform levert. Catella Benelux adviseert met betrekking tot het Asset Management en de dispositie voor de Benelux. Het kantoorgebouw SHOW, ontwikkeld door Lafayette in 2021, omvat circa 8.961 m² verhuurbare ruimte, verdeeld over zes verdiepingen, met daarnaast twee ondergrondse parkeerniveaus met in totaal 104 parkeerplaatsen. Dankzij het eigentijdse L-vormige ontwerp sluit het gebouw naadloos aan op de moderne architectuur van de omgeving. De buitenruimte is voorzien van fraai aangelegde faciliteiten en een groene binnentuin. Het gebouw beschikt over diverse ecologische voorzieningen, zoals energiezuinige driedubbele beglazing, LED-verlichting, geïntegreerde zonwering, een regenwaterhergebruiksysteem en tien laadstations voor elektrische auto’s. Dankzij de hoge ESG-normen in de projectontwikkeling werd het gebouw bij oplevering gecertificeerd met BREEAM ‘very good’. De ‘Rue de Bruyeres 60’-locatie bevindt zich in het centrum van de gemeente Howald, die naadloos overgaat in Luxemburg-Stad en momenteel een snelle transformatie doormaakt van een traditioneel industrie- en retailgebied naar een bloeiende gemengde wijk. De directe nabijheid van de A3-snelweg en het nieuwe treinstation biedt toegang tot het tram- en tram-treinsysteem van Luxemburg-Stad. Jaime Sarrà B., Senior Investment Manager bij CIM, verklaart: ‘Na een houdperiode van vier jaar heeft het SSP-fonds een stabiele kasstroom weten te realiseren voor dit pand sinds de aankoop. Het fonds heeft kunnen profiteren van positieve waardestijgingen, wat in deze turbulente tijden voor de kantorenmarkt zeer gewaardeerd wordt door investeerders.’ Ralph Willems, Senior Acquisition Manager bij Catella Benelux, vult aan: ‘Luxemburg heeft opnieuw bewezen een sterke kantorenmarkt binnen Europa te zijn, met een solide vraag van financiële en publieke instellingen. The #70LUX project in Gemeente Zoetermeer of one of our Catella funds was further highlighted in the Dutch Urban planning magazine Stedenbouw "Highrise with vision". In this this article the prefab construction system is discussed and its advantages. Not only did this lead to a fast construction time but especially also a high construction quality of the 134 homes and less waste during the construction process.
