5 years+ ago I returned from my OE and straight into a great role with PMG Funds   A wedding and two kids later, It is time for me to take the next step in my property career.   In the new year, I will be joining Countrywide Properties as an Asset and Development Manager.   I am grateful for my time at PMG, learnt a truckload from a bunch of wonderful and clever people.   Looking forward to the Xmas break and getting stuck into my new role. Over the past 18 months, I’ve had the privilege of writing and overseeing the production of Bold Moves, a book celebrating Clearwater Construction Ltd’s incredible 40-year journey in business. The brief was clear: tell the story of Clearwater through the voices of the people who made it all happen – employees, partners and clients, past and present. The result is a tapestry of resilience, adaptability and innovation, woven together with the bold decisions that enabled Clearwater to survive and thrive throughout the highs and lows of the past few decades. This was a collaborative effort and I’m grateful for the trust placed in me by my client, Mike Sullivan, and everyone who generously shared their stories. A special thank you to John Frederickson for facilitating the project from start to finish. Credit must go to the hugely talented designer Georgia Sigglekow, photographer Gareth Moon and art director Alex Sutherland for bringing this project to life so beautifully. Another exciting appointment for Andersaint, adding to our portfolio of Auckland’s most exclusive apartment complexes. 22 Karori is perched on the crest of Okahu bay, with enviable views of the harbour. These apartments are the utmost in opulence with very few apartment buildings that occupy this ultra-luxury space. The developers have spared no expense in the finishes, technology and artistry of 22 Karori. Every detail perfected. Every little thing just so. Over the past three months, we’ve taken time to reflect on the hard work and determination demonstrated by the team at the Clevedon Meadows project. This journey has reminded us of the core values that bind us together, guided by our motto, “Working together on Tomorrow.” If there’s one word that defines us as a team, it is “Perseverance.” With countless hours and many moving parts, reaching the finish line brings immense pride and makes all the effort worthwhile. Building a Community in apartment complexes: "If you build it, they will come” A vital but intangible element of the very best high-end apartment experiences is “community”. But what is community, and how do influence it from design stage and post completion? A great example of this can be found in 2 of our more established sites. Saltus in Stonefields and Elm in Remuera. When looking at the commonalities of these sites, and the elements that contribute to building community the obvious ones are: 1.     Functional communal spaces where residents can interact. 2.     Similar demographic (age, race, wealth and life stage) 3.     Well designed and spacious apartments – happy people = happy community. 4.     Great building managers to keep residents informed and supported. 5.     Competent and responsive Body Corporate Managers – it takes a village to make a great village. What is less obvious, and something I have observed that also has an impact on the success of building apartment communities is: 1.     The level of customisation those sites have and how connected the residents are. 2.     Biophilic design and quality of green spaces not just the quantity. 3.     A very low number of on-sales (this tells us they enjoy their apartments and the building) Low turnover means deeper relationships, longer-term neighbours. 4.     Regular and informative communications from the building managers. 5.     Similar apartment prices throughout the building so there is no sub-class. With the exception of #3, all of the above points can be incorporated at design stage. #3 is the result of success in all of these.
