Roading upgrades are taking shape across the Spedding Block Precinct and its surrounds. Significant progress is being made upgrading the existing section of Spedding Road. Our construction team has been hard at work asphalting the entire western side of the road to finished levels. This will allow the road to reopen to two way traffic over the Christmas period ahead of the eastern side of the road being upgraded and asphalted in January 2025. Once complete the upgraded and widened Spedding Road will be a real improvement from the former chip-seal pavement. A special thank you to all the businesses and residents of Spedding Road for their collaboration. We’ve worked closely with them to minimise disruptions to their operations during this busy time of year.

This week marked a significant milestone in our infrastructure project with the completion of the southern side of the new bridge, which is now open to traffic. Meanwhile, the demolition of the existing bridge is underway to make way for the northern half of the new structure. This step is crucial in advancing the construction of the bridge's modern replacement, which will greatly enhance traffic flow and safety for the local community. It's an exciting moment for both our team and the community, as this project will bring long-term benefits to everyone who relies on Brigham Creek Road.

Tiaki Engineering Consultants Ltd and Dempsey Wood Civil have been instrumental in the seamless delivery of this major transport upgrade. One of our key projects is the replacement of the Brigham Creek Road bridge. Built in the 1920s, the current bridge has reached the end of its useful life. As part of the comprehensive roading upgrades by Spedding Land Company to support the development of the Spedding Industrial Precinct, we are replacing it with a wider, modern structure designed to accommodate the increasing traffic volumes in the rapidly urbanizing north-west area. The new bridge will also feature dedicated pedestrian and cycle facilities—an important improvement, as the existing bridge lacks any provisions for non-motorised users. This video shows the first beams for the new bridge successfully placed last month, and as you’ll see, this is no small feat. With the south side almost complete we are about to start construction on the north side and anticipate completing the new bridge by May 2025. Stay tuned for more updates as we progress!

Industrial land has become an extremely scarce commodity in Auckland, especially greenfields sites of scale. Since the adoption of the Auckland Unitary Plan, very little land has been made available to meet the rising demand, with proposed industrially zoned land on Auckland’s periphery often hampered by the lack of infrastructure prerequisites such as roading and wastewater. Occupiers seeking new premises have extremely limited options within Auckland and virtually nothing north of the Auckland Airport precinct. While there was hope for some relief in the north and west industrial markets, the situation has been complicated. The acquisition of industrial-zoned land by data centers, drawn by their proximity to the Pacific data cable and robust power supply, has reduced available sites. Additionally, the anticipated rezoning of 124 hectares of Light Industrial land has been halted due to funding issues for essential service infrastructure. As a result, the combination of limited land supply and stalled rezoning efforts underscores the urgent need for innovative solutions to address Auckland's industrial land shortage and support sustainable economic growth. Ahead of the curve, Spedding Industrial is strategically positioned to address the growing demand in the west. Developer Oyster Capital has proactively tackled the infrastructure upgrade needs and is implementing substantial improvements in transport and capacity as part of the project, ensuring that not only is the potential of the land realised, but the development offers wider benefits to the community. Since launching to market late 2023, Spedding Industrial has seen a significant amount of enquiry - testament to the demand experienced in the area - and is on track to finalise several key sales by the end of the year, further solidifying its position in the market.

The extension of the existing Spedding Road is one of the most significant transport upgrades we are undertaking on site. Extending the current road to connect with Brigham Creek Road creates a main arterial route through the industrial precinct and enables connection between SH16 and SH18. Up to grade and now passable, Spedding Road crosses over the newly installed 43m long box culvert over Stinton Stream allowing the road to run continuously from its existing endpoint - at the centre of the precinct - north west through the block and connect with Brigham Creek Road. Next will be the completion of a single lane roundabout and signalised intersections for this road to be fully functional.
