🗞 REAL ESTATE MARKET: WHERE IS IT MOST EXPENSIVE TO BUY IN EUROPE?🔁 MERCADO IMOBILIÁRIO: ONDE É MAIS CARO COMPRAR NA EUROPA? 🇺🇸 Between 2010 and 2023, house prices in the European Union (EU) increased by 48%, with significant rises in housing costs, including utilities, in some countries. Ireland had the highest housing costs, followed by Luxembourg and Denmark. On the other hand, Bulgaria and Poland had the lowest prices. During this period, house prices rose in 17 countries and fell in 9, including Greece, Cyprus, and Spain. Rent costs increased by 22%, with the most significant increases seen in Estonia, Lithuania, and Ireland, where the rises were much higher than the average. In 2023, the average spending on housing in the EU was 19.7% of disposable income, with significant variations between countries. The rate of mortgage and rent arrears decreased from 12.4% in 2010 to 9.3% in 2023. In the EU, 69% of the population owns their home, with Romania having the highest ownership rate, exceeding 95%. 🗞 CONSTRUCTION OF HOUSES ON RURAL LAND WILL HAVE RULES AND MODERATE PRICES 🔁 CONSTRUÇÃO DE CASAS EM SOLOS RÚSTICOS TERÁ REGRAS E PREÇOS MODERADOS 🇺🇸 A decree-law has been enacted to simplify the use of rural land for the construction of affordable housing, aiming to increase the supply of homes for middle-class families. The decision to convert rural land into urban land will now rest exclusively with municipal councils and assemblies, removing the need for approval from external entities. This measure grants greater autonomy to local authorities, enabling a faster and more efficient management of land in response to the housing crisis. However, this autonomy is subject to important limitations. Not all rural land can be converted to urban use, as municipalities must still adhere to the rules governing the National Agricultural and Ecological Reserves. This approach seeks to balance the expansion of housing supply with the preservation of vital environmental resources. Furthermore, at least 70% of the houses built on these lands must be sold at "moderate prices," a concept designed to ensure housing affordability for middle-income families. The maximum price will be determined based on either the national or local median, with specific caps for high-cost municipalities such as Lisbon and Cascais.   🇵🇹 Foi publicado um decreto-lei que simplifica o uso de solos rústicos para construção de habitação a preços acessíveis, com o objetivo de aumentar a oferta para famílias de classe média. A decisão de converter terrenos de rústicos para urbanos passa a ser da exclusiva competência das câmaras municipais e assembleias municipais, eliminando a necessidade de aprovação por entidades externas. Esta medida confere maior autonomia às autarquias, permitindo uma gestão mais célere e eficaz do território, em resposta à urgência habitacional. No entanto, essa autonomia está sujeita a limites importantes. Nem todos os terrenos rústicos poderão ser convertidos em urbanos, pois as autarquias continuam obrigadas a respeitar as regras das reservas agrícola e ecológica nacionais. Desta forma, a medida procura aumentar a oferta de habitação sem comprometer recursos ambientais fundamentais. Além disso, pelo menos 70% das casas construídas nestes terrenos terão de ser vendidas a "preços moderados", um conceito que visa garantir habitação acessível para a classe média. According to the Ministry of Foreign Affairs, the goal is to promote cultural and economic exchange. Currently, citizens of 38 countries can travel to China without a visa for business, tourism, or transit. In 2023, China signed mutual visa exemption agreements with six countries and now has agreements with 25 nations.
