Planning Success! Warren Farm, Writtle – Chelmsford – Crest Nicholson Our detailed proposal for over 300 new dwellings at Warren Farm were approved at planning committee on Tuesday evening. This represents the culmination of over 2 years of development work with the Chelmsford Planning Officers. The proposals are heavily influenced by the character of the adjacent historic village and include a generous central village green and a range of bespoke house types. The development is the first phase of a larger masterplan for over 800 dwellings that was also approved in outline at the recent planning committee. The overall masterplan includes a new primary school, local centre, sports pitches and over 800 new dwellings. Well done to all involved! Planning Approval Granted: Land to the east of Great Cauldham Farm, Capel-le-Ferne, Kent. A unanimous planning approval was granted by Dover District Council for 90 new homes on Thursday 21st November, with 8 members voting for and with one abstention. Working with Quinn Estates, the scheme provides ecological benefits and upgrades to the junction of Capel Street and New Dover Road, and is a fossil fuel-free proposal with sustainability and energy saving at its core. Sustainably located within Capel-Le-Ferne, the proposal provides a tempered, low-density community extension of high-quality new homes, including affordable housing. The scheme was praised by members and is seen to be an exemplar proposal offering a range of public benefits in excess of policy requirements. The application meets the requirements set out in local and national policy and delivers a host of planning benefits of societal value which includes benefits to biodiversity with wildlife corridors/green buffers, public open space and tree lined streets. #planningapproval #housingdevelopment #sustainability

Thrilled to have been involved in this project, working with an excellent consultant team!
We are delighted to have been part of the Hodson Developments Limited Team that has secured #planningpermission, at Appeal, for 655 new homes (including 30% affordable) at Possingham Farm, Great Chart, south of Ashford, Kent from the Planning Inspectorate. The proposals by our clients Hodson Developments were initially refused planning consent by Ashford Borough Council back in 2023 with a 6 day Public Inquiry sitting in early October 2024. The consultant team was led by Richard Harwood KC and Jonathan Darby of 39 Essex Chambers Street. The team comprised expert witnesses Ian Dix of SLR Consulting on highway matters, Savan Radia of SLR Consulting on flood risk and drainage, Guy Laister of Water Environment on nutrient neutrality , @Ben Hunter of EFM on education matters, Neil Tully of Neil Tully Associates on landscape and visual impact, Ecology advice was provided by Helen Lucking of Corylus Ecology and design and architectural service from Mayler Colloton of Clague Architects. S106 matters were undertaken by Mark Harnett and Miles Crawford of Fladgate LLP with the Hodson Development Team of Alec Arrol, Thomas Hodson and Alan Hodson all contributing with compilation of evidence. The DHA team, led by John Collins presented the evidence in respect of the need for the development, the overall planning balance and lack of justification for certain developer contributions, with support from Lucy Wilford and Alice Day. The development is a very important win not only for Hodson Developments but also for the local area as it will help to improve housing delivery for Ashford and provide important support for the wider Chilmington Green Development, including the provision of a waste water treatment works and community facilities. #newhomes #townplanning #planning #homes #development #win
