We recently had the pleasure of welcoming the Homes England team to our Cocoa Works and Cocoa Gardens developments in York. Joined by Shahi Islam, Director Affordable Housing; Ruth Ryan, Assistant Director of Affordable Housing Delivery and Dilys Jones, Assistant Director Affordable Housing Growth; we explored one of our most recently completed projects, delivered with the valued support of Homes England. Hosted by Richard Cook, Mike Briffett, Susan Cocking, and Tom Garnham, the visit provided an opportunity to showcase how we’re shaping thriving communities through placemaking, diverse tenure options, and thoughtfully designed public spaces. We are pleased to announce we have appointed construction firm JJ Rhatigan & Company as the principal contractor to lead the delivery of new homes at the Twyford Abbey development in Ealing. This appointment marks a major step forward in transforming the historic site into a thriving new community. The partnership will see the construction of 296 high-quality homes, 50% of which will be affordable. The project will also restore a Grade II-listed walled garden for community use and enhance the surrounding landscape, preserving existing trees and green spaces. Richard Cook, Chief Development Officer at Clarion Housing Group, said, "We have successfully worked with JJ Rhatigan on previous projects, and their strong focus on safety and community investment aligns with our vision for the Twyford Abbey site. This contract represents another key milestone in our commitment to delivering high-quality, sustainable homes while preserving the historical significance of the site."

We're thrilled to announce our joint venture with Fairview New Homes to deliver a new residential development in Ealing, west London. This development marks the final phase of the Sherwood Close regeneration project, a transformative initiative spanning over 10 years, which has been carried out in partnership with the London Borough of Ealing and has delivered over 117 social rent and 60 shared ownership homes to date. This final phase will construct 188 new homes including an additional 37 social rent homes, taking the project to over 58% affordable housing. Richard Cook, Chief Development Officer at Clarion Housing Group, said: “This partnership with Fairview New Homes represents a major milestone in our long-standing regeneration efforts at Sherwood Close. This mixed-use project will provide over 400 homes, more than 50% of which will be affordable, transforming a 13-acre brownfield site along the River Aire. He shares his experience of the programme: "I joined Latimer by Latimer by Clarion Housing Group’s graduate programme in November 2020, and since then, my career has gone from strength to strength. After completing the programme, I became an Assistant Development Manager before being promoted to Development Manager in early 2024. The graduate scheme gave me the confidence and skills to take on real responsibility, working across multiple teams and projects. Now, I’m leading on an exciting mixed-use scheme in Mitcham, delivering 100% Social Rented housing and collaborating with the local council on a vision for the town centre. It’s a fantastic opportunity to put my degree into practice—focusing on sustainable place-making, urban regeneration, and creating vibrant communities. One of the most surprising (and rewarding) aspects of working in development has been the diversity of backgrounds in the field. I’ve worked alongside engineers, architects, and fellow geographers, learning from their expertise while sharing my own knowledge of geography and sustainability. We’re thrilled to announce that our groundbreaking Tendring Colchester Borders Garden Community (TCBGC) project has been named a winner in the Inspire Future Generations TET (ThorntonEducationTrust) Awards 2025, earning recognition in the category of ‘Children Long-Term Programme’ for the project’s significant social impact. This recognition highlights our innovative approach to fostering creativity, inclusion, and collaboration in the design and development of TCBGC. With support of social enterprise experts MATT+FIONA, we launched a series of engagement initiatives that have empowered children and young people to actively shape their neighbourhoods, giving them a meaningful voice in creating a sustainable and inclusive future.
