The LETI Circular Economy Outcome Metric is Now Live The recently launched LETI Circular Economy Outcome Metric (£/m²) has been launched specifically to create a single metric for the industry to adopt - providing a consistent method and metric to report on circularity credentials of a property development, expressed as the value of the environmental burden a project places on the planet. The metric is calculated by multiplying the Material Intensity (kg/m2) by a material ‘Circularity Factor’ (£/kg), aggregated for each building element (material or component) on the project. There are 2 versions which include: 1️⃣ CE Outcome Metric (Whole life) identifies the total financial cost over the full life cycle of a project. 2️⃣ CE Outcome Metric (Upfront) identifies the financial cost, or outcome, based on the environmental impacts of its component parts covering LCA Stage A (modules A1-A5). Key Benefits: 📊 Transparency and Consistency: Establishes a standardised approach to measuring circularity, offering clear benchmarks for performance tracking. 📋 Practical and Versatile: Enables upfront and whole-life reporting, providing a flexible framework to set targets. ♻️ Driving Impact: Promotes reductions in material use, waste, and environmental degradation. 🤝 Aligned with Industry Needs: Developed collaboratively with Environmental Product Declarations (EPDs). 🏢 Future-Proofing Projects: Creates a clear structure for integrating circular economy practices into both new builds and retrofits. In the latest episode of The ESG in Property Podcast, co-hosts Jordan Relfe MRICS and Adam Hinds are joined by Paris Jordan, CFA—Head of Responsible Investing at Charles Stanley, Co-Founder of Virtuvest, and a member of the FCA’s Advisory Sustainability Group. They explore the FCA’s new sustainable investment labels and what they mean for real estate, from investment strategies and asset allocation to communicating ESG effectively with clients. 🔍 The Four Labels Explained: 1️⃣ Sustainability Focus: Funds targeting positive environmental or social outcomes. 2️⃣ Sustainability Improvers: Investments actively improving ESG performance. 3️⃣ Sustainability Impact: Assets delivering measurable, ongoing positive change. 4️⃣ Mixed Goals: A combination of these approaches. Real estate funds must now show clear evidence of outcomes, demonstrate robust methodologies, and provide ongoing measurement of impact. #LifeProven #ESGinPropertyPodcast #SustainableInvestment #RealEstate #FCARegulation

£1bn Low-Carbon Heating Infrastructure Project Unveiled in Westminster A £1bn low-carbon heating infrastructure project has been launched in Westminster. The South Westminster Area Network (SWAN) will become one of the UK's first 'heat network zones', supplying low-carbon heating to iconic London buildings, including the Houses of Parliament and the National Gallery. Harnessing Waste Heat: The heat network will harness waste heat from innovative sources such as the London Underground, the Thames, and the sewer network, reducing reliance on imported fuel. This is estimated to save 75,000 tonnes of CO2 every year, create 500 jobs and improve local air quality by reducing nitrogen oxides emissions by 99%. A Potential Model for Other Cities: The SWAN project is a pioneering example of how cities can operate more sustainably, with the potential to be replicated in zones across the country. As Toby Heysham, CEO of Hemiko and spokesperson for SWAN, said: "Heat networks are the next big utility in the UK, and we are investing £1bn over the next 6 years into networks that will allow local people and businesses to make use of locally wasted heat." LifeProven's Expertise At LifeProven, we understand the importance of sustainable and energy-efficient solutions in the built environment. Our team of experts can help your organisation navigate the opportunities and challenges of low-carbon heating infrastructure and support the UK's journey to net zero. BRICS 2024: A New Chapter for Real Estate Amid Global Macroeconomic Shifts The recent BRICS Summit introduced bold moves towards financial independence, with member nations exploring alternative payment systems and even a potential shared currency. These macroeconomic trends signal shifts in the global financial ecosystem, with implications that may ripple through real estate markets worldwide. Why Real Estate Leaders Should Follow This News: 💷 Currency and Asset Valuations: As BRICS nations experiment with alternatives to the US dollar, the value of global currencies could see fluctuations overtime. For property, often a cross-border investment, such shifts could impact the valuation of assets and returns, especially in markets with substantial foreign interest. 🌐 Investment Flow Adjustments: Macroeconomic trends could influence capital flow patterns, reshaping the appeal of certain markets. For the UK property sector, this may mean adapting to shifts in investor priorities and the competitive landscape as new financial hubs emerge, pulling funds away from traditional locations like London. 📜 Regulatory Evolution: A move away from traditional financial systems could bring regulatory changes to the global financial system, potentially impacting real estate transactions, financing options, and international ownership laws. Constantly tracking and preparing for different potential outcomes and changing regulatory demands is a key mindset shift, essential to navigate the dynamic landscape. The property ecosystem is closely tied to global financial currents. As macroeconomic trends shape the future, we’re committed to keeping our clients informed and prepared to adapt, ensuring resilience in an ever-changing world. For more in-depth information about how we are tracking and positioning client assets, please contact Co-Founder Adam Hinds for a discussion. #LifeProven #Macroeconomics #BRICS2024 #RegulatoryChanges #ESG #RealEstate

LifeProven Associate Director Sofi Zickerman White attended the Green Economy Forum: Financing the Green Transition event at The Conduit last week - her key takeaways: #Sustainability #ESG #ClimateFinance #NetZero #ArtificialIntelligence #CleanEnergy
Last week I attended the Green Economy Forum: Financing the Green Transition at The Conduit in London, where sustainability, climate finance, and technology were some of the topics discussed. Here are some of the key insights I took from the conference: 💡 Low-Hanging Fruit for Businesses: Many companies already implement low-energy lighting, recycling, and PV solar solutions. Yet, the broader challenge remains – there is not a singular standard measure or framework for carbon footprint, making it hard for businesses to know where to start. 📄 The Financial Puzzle: Access to financing remains a key barrier. While SMEs may find sustainability reporting (and the required resources) challenging, leveraging existing infrastructure and simplifying data requirements (e.g., billing or meter data) can make a big difference. Bank-supported financing solutions make sustainable investments more accessible. 📈 Investment Schemes: Programs like the Enterprise Investment Scheme (EIS) have been game changers, with £30 billion invested, the return is 2x on income. They create jobs and drive innovation – setting a new standard for sustainable development with the help of tools like QFlow (AI for carbon management). 🌍 The Ongoing Climate Finance Debate: Mitigation and adaptation are equally important. Blended finance solutions are needed to unlock funding, especially for emerging markets. Directing climate finance towards large-scale projects, support for grid adaptations, and community-led projects are equally critical. ⚡ The Role of AI in Sustainability: While AI can drive clean energy solutions, it is also energy-intensive. Companies like Google have set higher standards, committing to 24/7 locally sourced, time-matched renewable energy by 2030. The conference reminded attendees to use AI wisely, and only when it's truly needed. 👩⚖️ Navigating Complex Policies: The complexity of regulations (Articles 6, 8, and 9 funds) highlights the need for clear national transition plans that guide the private sector. System-level change is never easy, but aligning to standards and leveraging data as a public good can help move the needle. 🤝 COP29 and the Path Forward: COP29 started this week. A unified approach is needed to move away from fossil fuels, with support delivered to less developed countries. When it comes to supporting climate finance initiatives globally, collaboration is key. #Sustainability #ClimateFinance #NetZero #ArtificialIntelligence #CleanEnergy
