Site Update: Phase 1 earthworks now completed with plateau's prepared ready for construction. Ongoing site wide new infrastructure works are also progressing well .....overall we can accommodate 14 buildings ranging in size from approximately 200,000 sq ft to over 1 million sq ft.

🧐 Is this a Fail?! - We are delighted to announce for the first time we have not made PropertyEU's Top Logistics Developers Ranking for Volume of Projects Under Construction (by value or sqm)! ....If there was ever a year and cyclical market moment when "volume of sq meters in construction" isn't necessarily the best measure for developer success this is probably it? With the impact of interest rate hiking, capital values materially shifting negatively, and the potential for big equity loss positions being created over the last 12 months, we are absolutely delighted to have our ability to thoughtfully develop and invest through a cycle so clearly demonstrated in this way.......Timing (and alignment) is everything as they say...... 😎 What we did over the last 5 years is develop over Euros 1 billion of gross asset value that we strategically sold throughout the period, allowing us to also deliver a 40% Levered IRR overall by the end of 2023. The Financial Times has also, for 3 consecutive years, ranked us in the top 100 companies overall and the top 2 fastest growing real estate companies in Europe, by both Turnover and % rate of growth. In 2024, we are again now progressing our market re-entry, and considering what the 2027/28 ranking tables could look like.....

Announcement - New Land Purchase and Pre let Development in Italy! We have just secured a new 65,000 sq m plot strategically located in supply constrained Tuscany. LCP will develop a Grade A logistics facility of 26,000 sqm and of which, 9,000 sqm is already pre-let to Metro Italia. The site is located in the municipality of Pontedera, 3km from the junction to the Fi-Pi-Li highway connecting Florence, Pisa and Livorno.. It is part of an established logistic and industrial park, home to many recognized operators in likes of Piaggio, Amazon, Lidl, CEVA, or STEF. The site was initially composed of 3 different plots belonging to 3 different owners, and strategically aggregated by LCP to make this project possible. On this 65,000 sqm plot, LCP will develop a total of 26,500 sqm of Grade-A logistics facilities in two phases. The first phase will develop 9,000 sqm of modern multi-temperature logistics area tailormade for METRO Italia. Related permits are obtained and completion is expected in Q1 2025. The second phase of the project totaling 17,500 sqm will be completed in Q3 2025 and remain available for lease. The project will be developed in accordance with modern grade A logistics standards with a photovoltaic plant on the roof and will be certified BREEAM Excellent. Further carbon lifecycle assessments are being undertaken to mitigate its carbon footprint, and path to net zero. “We are delighted to welcome Metro Italia in our property in Pontedera. Ahead of signing the lease, we have been working extensively with Metro to design the space to best suit their business needs as well as our shared environmental and social concerns. Announcement - At the start of this year LCP concluded a 5 year (2019-2023) investment programme with Invesco. Highlights as follows: ▶ Developed and sold over EUR 1 billion of LCP developed assets since 2019 and generated circa 40% overall levered IRR through the cycle. ▶ For most of its developments LCP retained the ongoing asset management post sale. At the end of 2023, LCP concluded two major transactions with owner occupiers, one in logistics and one datacentre. ▶ The Financial Times has for the last 3 years ranked LCP in the top 100 of all the fastest growing companies in Europe, measured by both Total Turnover, and % rate of growth, we are the only real estate company to have achieved this for the last 3 consecutive years, and ranked in the top 2 for Real Estate each year. ▶ The total developed space amounts to 12.4 million sq ft / 1.15 million sq m of logistics accommodation, across 5 countries (Belgium, Netherlands, France, Italy and Spain), placing LCP in the top 10 of the PropertyEU logistics developers ranking every year in the period. ▶ We would like to thank our partners at Invesco for their support throughout this entire period! ▶ At the start of 2024, LCP remains 100% privately owned & controlled by LCP’s individual partnership group. ▶ We are well capitalised for this interesting new market cycle, investing with our own balance sheet and/or materially co-investing with partners. We bought this as a contaminated brownfield in a public auction and turned it into a ready-to-go 125MW data centre site that attracted the attention of the top operators in this fast growing market.
