  • Practical Completion Achieved on Merseybank, Chorlton by R&M Property Group Ltd 🐝and team. We are pleased to announce that we have achieved PC and handed over 8 new family homes to Southway Housing Trust. The new lucky families will be moving in very soon. Congratulations to Jon Scurr Thom M. James Eaves Ryan Shenton and all the teams at SOUTHWAY DEVCO LIMITED. This was a Modern Methods of Construction (MMC) project with Intrastack Danny Johnson Andy Higson with their wider team supporting the LGSF. Modern Methods of Construction (MMC) offer significant sustainability benefits, including reduced waste and resource usage, enhanced quality control for consistent outcomes, and the promotion of eco-friendly practices. These methods also contribute to the construction industry's efforts towards achieving net zero targets.     What an amazing year for Manchester! As we count down to 2025 here are just some of our incredible achievements and milestones for our city in 2024. Here are the highlights – in no particular order… 👉 European Best Destinations 2024: Manchester was named as one of the top cities to visit in Europe, praised for our vibrant cultural scene, historical landmarks, and dynamic nightlife.   👉 Inspired by an international summer of sport Manchester Day saw record crowds of 50,000 take part in have-a-go sports activities as the city centre was turned into Manchester’s biggest ever playground for the day. 👉 More genuinely affordable, social and council homes have been built in the last year in Manchester than any year in the last decade and we will see this grow year on year through to 2032. Our ambitious housing strategy focuses on affordable housing and aims to make sure the city is building the right homes in the right places to meet demand. 👉 Aviva Studios celebrated its first birthday in October after welcoming over 700,000 visitors through its doors since opening and made it onto Time's list of 100 Best Places in the World to visit. 👉 More than 10,000 of you had your say in helping us shape the next Our Manchester 2025-35 city strategy. 👉 English National Opera (ENO) announced plans for a major new partnership with Manchester and the wider city region. 👉 Proud to be named European Capital of Cycling for 2024 and Europe's Leading Sports Tourism Destination, thanks to our world-class sports facilities and events. 👉 Green City Awards 2024: Manchester received accolades for our green initiatives and efforts to promote environmental sustainability.  👉 An incredible 90 years of lending books to Mancunians was marked by Manchester Central Library with a summer of activities for readers of all ages. 👉 We spent more than £42m on addressing the root causes of poverty, tackling inequalities in the city and continuing to support tens of thousands of Manchester residents through the cost-of-living advice line, free school meals during the holidays, automatic cash payments to thousands of pensioners and council tax support where at least one person is entitled to disability benefits.  👉 Thousands of families with tiny tots took part in activities across the city during Manchester’s very own Baby Week as we journey towards becoming a UNICEF Child Friendly City. 👉 Another fantastic festive season in the city saw tens of thousands of people line the streets to watch our magical Manchester Christmas Parade – the feelgood event of the year.     Hi You think you're innovative? Think again 😉 Product development work ("innovation") used to be something we did outside a project. Developing a new panelised or modular product was a phase before actually using it on a project. Sometimes we even built a prototype! In recent years, our knowledge, expertise and the range of products on the market allow us to apply systems thinking at the early stages of a live project. This means that our clients save money and get to market faster. We've seen products developed this year for a few clients that have gone straight to production and straight to site with success. There will always be issues that can be improved upon but again, having the knowledge and expertise to collate, review and act upon those issues is all part of the process. Being quick to iterate concepts, being agile enough to deploy those concepts as manufacturable solutions, and aiming to do that with speed and precision is what I think we need to aim for as an industry. Its what I hope and expect for with all the businesses we work with. Its been a pleasure to be involved in projects this year with clients who truly "get it" and, as ever, we will continue to learn and refine our services to offer expert, agile solutions into the modern construction sector that increasingly close in on that aim of precision manufactured solutions at pace. Incorporating energy-efficient design principles, renewable energy systems and advanced technologies like heat pumps that will help to reduce environmental impact at home, save on energy costs and create healthier living environments for wider society. Here are some ways R&M Property Group Ltd 🐝 have been reducing embodied carbon in our new builds: * Use low-carbon materials 
Bio-based materials can reduce embodied emissions because they remove carbon from the atmosphere as they grow. 
 * Reuse materials 
Reusing materials can save up to 95% of the embodied carbon emissions of buying new materials. 
 * Use carbon sequestering materials 
Materials like wood, straw, and hemp can reduce embodied carbon levels because they capture and store carbon dioxide from the atmosphere.  * Use fewer finishings 
Use structural materials as finishes, such as polished concrete slabs for flooring. 
 * Use high-recycled content materials 
Materials with higher recycled content reduce the embodied energy of buildings. * Explore alternative insulation types 
Organic materials like cellulose and hempcrete have a negative embodied carbon figure, while mineral wool insulation emits around 5 tonnes of CO2e/m2.  * Establish a baseline 
Understand the scope of emissions to establish reduction targets and a pathway to net-zero. 
 Other ways to reduce embodied carbon include: Considering renovation over new construction, Designing for structural efficiency, Using low-GWP insulation, Looking for low or zero-emissions equipment, and Emphasizing waste reduction. Reducing embodied carbon is important because it's a step towards global emissions reduction targets, and it can reduce costs and risk around resource availability!     More than 140 local children saw their Christmas dreams come true last week on ChildFlight's annual ‘Search for Santa’ flight from Manchester Airport ✈️ The children boarded a TUI aircraft and flew over the snow-capped peaks of North Wales. They were entertained on board by volunteers, including airport employees in full costume as Santa’s elves. On their return, the children visited Santa’s Grotto in our T1 Little Flyers Zone, where they each received a bag of presents – as part of the airport’s efforts to ensure as many local children as possible have a present to open on Christmas morning 🎅 Read more ➡️ https://bit.ly/49yTUyU

  • It was good to get a site visit to one of our newly secured refurbishment projects. Refurbishing old buildings into carbon zero homes is possible through a variety of upgrades, including: Insulation: Insulate walls, roofs, and floors. Windows: Replace windows with double or triple-glazed ones. Heating and cooling: Install energy- efficient systems. Renewable energy: Use solar panels or wind turbines. Natural materials: Use natural fibers, which are easier to recycle and have a lower impact on the environment. Passive design: Incorporate strategies like natural ventilation and shading. Smart technologies: Integrate technologies to control energy use. Draught proofing: Make doors and windows draught proof. Optimized insulation and ventilation: Optimize insulation and ventilation in roofs to avoid cold spots. Refurbishing old buildings can be more cost-effective than building new ones, and the process is also faster. However, it's important to consider the embodied carbon of the materials used, which is the carbon released during the production and processing of materials. Retaining the existing structure can help reduce the amount of materials needed and therefore the embodied carbon. Le Nouvel KLCC, featuring two sleek towers standing at 43 and 48 stories, rises majestically in the heart of the city's bustling business district, KLCC. Designed by the renowned Ateliers Jean Nouvel, these towers are adorned with stunning vertical gardens crafted by the esteemed French landscape architect and botanist, Patrick Blanc. 🌱 Blanc's innovative design incorporates a grid of stainless-steel cables across the glass facades, interwoven with 243 species of high- and low-climbing liana vines, perfectly adapted to the varying environmental conditions from floor to floor. 🌿 The result is a mesmerizing green veil that not only beautifies but also brings a touch of nature into the urban landscape.   • The construction industry is undergoing a significant transformation propelled by innovations in Modern Methods of Construction (MMC) and the ongoing evolution of traditional building methods. Our company’s ethos from our conception in 2016 has been around sympathetic and considerate construction, using Modern Methods of Construction with reduced carbon in all we do and use. As demands for sustainability, efficiency, and cost-effectiveness continue to shape our projects construction methodology, we are increasingly turning towards a hybrid approach that combines the strengths of #MMC with traditional techniques. One of our projects this week had the timber frame installed waiting for roof trusses next week. The roofers ALB Roofing Developments LTD will install with traditional practices on all our project’s. After New Year our External Wall Installers will start on the external facade of the frame to bring to the high U-Values required for this scheme. Closely following them will be the brick Slip installers provided via F&T-Terrix Ltd with their amazing products meeting all the breathable and fire 🔥 requirement’s.
