    “We are seeing re-allocations of capital from offices into logistics and core investors are coming back,” said Head of our EMEA Logistics Operator Division, Laurie Lagarde, speaking about the #French market at Real Asset Media’s ‘Outlook 2025’ event. The fundamentals of the French #logistics market are good as demand from the e-commerce sector continues to outstrip supply. Nearshoring is also a driving factor for logistics. Laurie explained: “The nearshoring and reshoring trends are being amplified…International investors are diluting risk by spreading out geographically and Europe can offer this.     The student housing sector has seen significant growth, with International student numbers having risen by over 50% in Spain, Germany, and the Netherlands in recent years, according to research from BONARD published by Real Asset Media Pleased to have contributed to the article 'Student Housing is Now an Institutional Investment Product' in the December edition of Real Asset Insights (32nd issue, 2024), published by Real Asset Media and Real Asset Live. The increasing demand in student housing demonstrates the scalability and resilience of student housing as an investment class. I was pleased to contribute insights on how PropTech solutions, like Chainels, are addressing the needs of this dynamic sector. Innovations like online viewings and subscription-based service models cater to the expectations of Gen Z tenants. ESG considerations—particularly the ‘Social’ aspect—are also taking center stage in investment strategies.     Together with host INVEST SAUDI, the World Association of Investment Promotion Agencies (WAIPA) held its annual gathering in Riyadh November 25-27, 2024. The official theme was “Harnessing Digital Transformation and Sustainable Growth”. The conference took place at a critical juncture in foreign direct investment, according to WIC Chairman James Zhan. “The global economy is entering a new era with massive transformation, driven by the sustainability imperative, the technology revolution and geopolitical dynamics,” he said. “The whole situation in the world looks very gloomy … But we are sending a message to the world that global investment is on the trajectory of recovery, albeit fragile and modest. Fink, Partner and Head of Real Estate, France at our hosts Taylor Wessing Despite concerns around political risk, the overall view from both the research presentation (link below in the comments) and the Expert Panel was that the market had turned a corner in both France and Europe, with international capital returning and a more positive outlook for 2025. Interesting for the French market that for the first time Paris made up less than 50% of the investment market as #logistics deals lead the way across France. These two titles, previously dominant independent brands, one in the UK and one in the cross-border market making the announcements within two months of each other is a real signal for the market. I was publisher at PropertyEU, with a great team, for a number of years before setting up Real Asset Media with Thorsten Herbert in 2019. At that point it seemed inconceivable that only five years later PropertyEU would nolonger be a standalone brand in the market. This is a real indication of how much the media landscape has changed, especially when it comes to news coverage. We deliberately took a different path and focused on #thoughtleadership #research, #strategy, rather than breaking news but for the industry it raises the question of what sort of media do we want and how do we support it?     EG announces plans to close   EG, the UK’s real estate publications and intelligence service, is to close.   The group’s parent company has taken the tough decision to start the process of withdrawing all EG products and services from the market during 2025.   After serving as a partner to the UK commercial real estate industry since 1858, the decision to close the EG business, which includes the EG magazine, EG Radius data business and EG Propertylink listings business, has not been taken lightly.   However, the headwinds that have struck the whole of the commercial real estate industry hard have had an irreparable impact on the EG business.   The business will continue to serve its customers through 2025 and would like to take this opportunity to thank every customer, partner, reader, event attendee for their support over the last century plus.    Managing director Chris Fleetwood said: “EG has been such an integral part of the UK commercial property market for such a long time, so this decision has understandably been very hard. However, we are immensely proud of all that the business and its people have delivered over the many, many years, from being the property journal of choice to becoming the first contributory database for the UK property sector.”    He added: “The past few years have been very difficult for the real estate industry as a whole, and EG has been caught in these headwinds too. We have worked hard to fortify the business but have unfortunately had to make this extremely difficult decision.”
