  • Happy New Year from Searchland! ✨ As we enter 2025 we wanted to share our predictions for this year within the property industry & we'll give you a clue...policies 👀 📑 With a newly defined grey belt definition released from the NPPF we expect to see an increase in planning appeals referencing grey belt sites. 📑We expect BNG (Biodiversity Net Gain) to carry just as much importance this year as it did last, but with the evolution of the credit market. 📑Lastly, we predict an immense pressure on councils particularly in the first half of the year, including failures on housing targets due to the sheer number of new changes introduced last year. We're eager to watch this space and see how 2025 pans out. What trends or predictions are you expecting to see?     🆕 ✨ The Grey Belt has officially been defined by the NPPF, and we've made it easier than ever to find these opportunities. You can now add a new pre-defined filter on our sourcing tool, to help you find 1000s of potential Grey Belt sites across the UK. Grey Belt is defined as ‘previously developed land in the Green Belt and/or any other land that doesn’t strongly contribute to reducing urban sprawl.’ This forms part of the government’s latest planning reforms, guiding developers to make better use of land that doesn't strongly contribute to the core purpose of the Green Belt.   • 🍃 We’ve summarised six MAJOR points you need to know about BNG if you’re a large developer. Back in October we held a BNG panel with some big thought leaders in the BNG space & learnt the following: 1. Plan early: Incorporate BNG in initial feasibility studies and site assessments to ensure project viability and streamline compliance. 2. Choose wisely: Decide between on-site enhancements and off-site compensation based on project needs, land availability, and cost-effectiveness. 3. Budget ahead: Factor in BNG costs early, considering habitat type, regional factors, and fluctuating biodiversity unit prices. 4. Engage stakeholders: Collaborate with local authorities and regulators to clarify requirements and avoid delays. 5. Use technology: Leverage tools like Searchland to manage BNG efficiently, from identifying habitat units to accessing marketplaces. 6. Stay adaptable: Monitor evolving policies and prepare for potential adjustments in compliance or costs.   • ❗ The new NPPF is here. Amongst the reforms to planning policies we have a set of newly formed ‘Golden Rules’ for developers looking to build on the Green Belt.   What are the ‘Golden Rules’? ✨ 🤎 Brownfield first: Not a huge change to what we have seen before in the NPPF, but it’s great to see Brownfield at the heart of golden rules. It means making as much use as possible of land classified as Brownfield; land that was previously developed or built on, but is no longer in use. 🏗️ Grey belt second: The one we’ve been waiting for. The NPPF has officially defined Grey Belt land as previously developed land in the Green Belt and/or any other land that doesn’t strongly contribute to reducing urban sprawl. 🏡 Affordable homes: Housing for sale or rent, for those whose needs are not met by the market. 🚗 Boost public services and infrastructure: Development proposals should prioritise new, expanded or upgraded public service infrastructure. 🌿 Improve genuine green spaces: Keeping green spaces green, development plans should contribute positively to the landscape setting & support nature recovery For us, the official classification of Grey Belt land is a gamechanger - and one we’re ready to help you explore.
