The latest figures from Savills highlight an exciting milestone for the Build to Rent (BTR) sector, with completions up by an impressive 23% compared to 2023, taking the total stock to over 120,000 completed homes. This growth showcases the sector's resilience and its continued importance in addressing the UK’s housing needs. As Savills points out, the shift towards single-family housing (SFH) and the increasing activity beyond London reflect the sector’s adaptability to changing market demands. While there are challenges, particularly with the decline in construction starts, the opportunities for innovation and investment remain significant. When rented, the properties need to be quickly let to great tenants who pay on time and in full, who receive excellent care when they need help with problems or repairs. If tenants decide to move on, this must be managed with a smooth transition between the previous tenant and the new one to minimise void periods. Leeds is a city I haven’t yet visited but I am looking forward to following Ardent Capital Partners BTR journey. The city centre’s footprint is projected to double in size from 228 acres to 458 acres over the next decade. With 24 BTR schemes currently proposed and three existing developments maintaining occupancy rates above 94%, the city is rapidly establishing itself as a leading hub for rental investment. Following an incredibly busy and productive week, which ended in attending the fabulously organised “Love to Rent awards”, amazing #annemariebrown at the Londoner hotel. I can only see this event going from strength to strength. Huge congratulations to the highly commended and of course the winners, and so lovely to catch up with so many friends and colleagues in the industry. This BTR sector really is an exciting place, now filled with experienced developers and operators and it has grown so much, a far cry now with my 12 year involvement, from those early days of US tours, wondering what this was all about and how it might take off in the UK. Just look at us now, it was great to see a room packed with so many people, all now making it happen.
